Gem with a view

Windows help make creekside Pritchard Farm home a stunner

Picture this: It's an early winter Manitoba morning. The sun's shining, and there's freshly fallen snow on the ground.

Not knowing this, you wander into your kitchen for a mid-morning cup of coffee. As you pass by the rear of your home -- which is a literal wall of windows in the family room and kitchen -- the sun glints merrily through two windows on the side wall, filling the dinette area with sunlight. Looking through the huge window on the back wall, you take in a creek view and view of the pristine snow that's fallen in the backyard.

Not a bad way to start your day at all.

From there -- you're in the main living area of 26 Deerledge Trail, a 3,14- sq.-ft., two-storey home in picturesque Pritchard Farm -- things get even better. For starters, there's the roomy peninsula kitchen with its granite countertops, cherry cabinets (both abundant) and cherry-stained hardwood floors. A tan ceramic tile backsplash, under (and over) cabinet lighting and high-end stainless appliances by Viking finish off the kitchen in style. And that's just the beginning.

"This home -- which was built by A & S Homes in 2003 -- is a stunning design with quality materials and exceptional workmanship throughout," said Royal LePage Prime Real Estate's Heather Streu. "The kitchen is amazing with its state-of-the-art appliances, gorgeous creek view and all the wonderfully rich finishing materials."

But wait, it gets better. Next door -- easily accessed through a double wide entranceway -- is a majestic family room with 14-foot ceiling, cherry wood fireplace with tan tile trim and floor-to-ceiling windows.

"The rear of the home is my favourite part of the house. All the windows -- the home is filled with them -- showcase the creek view, and let the sun flow beautifully throughout the home. This is a great place to live in any season, with trails to walk in the summer. You can skate on the creek in the winter, or go snowmobiling on trails nearby."

With over 3,000 sq. ft. of space to enjoy through the main and upper level, 26 Deerledge is not only spacious, but the floor plan is logical and flows exceptionally well. To avoid being an out-and-out open-concept design, both the kitchen and formal dining room are distinct spaces, with the latter being demarcated by one-third walls with pillars featuring a faux finish treatment. The result?

"The one-third wall and pillars give it some nice definition but keep it open to the rest of the home (including the ceramic foyer to its left). Right now it's a music room but it's a large space that could hold a table for eight to 10."

In short, 26 Deerledge's split-style floor plan works wonderfully well. The master bedroom is in its own wing to the left of the foyer by the family room, while a hallway running behind the kitchen houses a main-floor laundry room (with cherry cabinets, ceramic tile floor, sink and window) -- and den (with creek view, three-piece bathroom and access to the gargantuan, triple attached garage.

"You could also use the den as a bedroom," added Streu. "It's a great space either way, with a deck door, big windows and tile floor."

If parents -- not to mention children -- desire privacy, the home's floor plan delivers in spades in the form of a set of stairs that take you up to a loft-like area with a play area, two huge bedrooms and a four-piece bathroom.

"It's basically an oasis for kids," she said. "Kids can hang out, play and enjoy alone time in their own private area when they're young. When they get older, the loft area can be used as a study area, and the rooms can grow with their needs."

Meanwhile, parents can relax on the main level in a master suite that features almost too many attributes to mention.

"You have to start with the beautiful creek view, which you can enjoy all year round through a recessed picture window with a ledge that could be used as a window seat. It's also very spacious, has a gorgeous tray ceiling, and the ensuite is big and bright with a glass block-style window over a kidney-shaped tub set in ceramic tile, a six-foot tempered glass shower (with rain shower head and body spray jets) and tan/taupe tile floor. The cherry vanity with dual sinks is nice, too."

Last but not least is the walk-out lower level, which encapsulates all the home has to offer. With an additional 2,000 sq. ft. of bright, liveable space to enjoy -- along with the omnipresent creek view -- it's a joy to inhabit.

"It has all kinds of windows, an open-concept main area with games area, media area, and wet bar -- plus a dedicated media room (with 100-inch screen), two bedroom (with creek views) and the creek view through all the windows on the back wall," Streu said. "This is an incredible home in every way -- the views, its construction and finishes, and its location. You're only 20 minutes from downtown in a beautiful, countrified area that's close to a host of amenities."
