The well-appointed great room is a pleasure to spend time in.

The tastefully-finished kitchen is centred around an eight-foot island that seats three.

The luxurious ensuite possesses all the amenities needed to pamper yourself.

The family room is filled with wow factor from top to bottom.

The foyer opens onto a versatile lifestyle room with office nook.

More than ever active and growing families prize function and value in a new home.

Unfortunately, those two traits don’t always correspond.

They do in Carriage Signature Homes newest show home at 19 Orion Cres. in Aurora at North Point, says Alana Yaren, sales and marketing manager for Daytona Homes, the parent company of Carriage Signature Homes.

"This home offers incredible value with a true blend of function and style with spaces to suit the needs of a family," she says. "This show home, it’s the first Carriage Signature Homes show home in Winnipeg, features great attention to detail. Every area of the home has received the same high level of attention."

The 2,286 square-foot home’s functional design starts the moment you set foot inside.

"A generous foyer blends perfectly into a lifestyle/music room — it features a honeycomb ceiling and is large enough to house a baby grand piano - that offers an office nook to its right, along with a wing that holds a powder room, mudroom and an entrance to a walk-through pantry that allows you to take groceries from the garage directly into the kitchen."

Take the huge pantry into the kitchen, and you find yourself looking out at a spacious, light-filled and efficiently-laid-out great room. Floor-to-ceiling windows in the family room simultaneously let in loads of light and provide majestic lake views, while a patio door with windows on either side allows more light to flood inside. Meanwhile, natural oak engineered hardwoods temper all that light, adding a welcome touch of warmth to the expansive area.

"The home features elevated finishes and features throughout, from the engineered hardwoods to grey matte quartz countertops and white HDF cabinetry with black hardware in the kitchen," says Yaren. "Stainless steel appliances also come with the home. They include a side-by side fridge/freezer, a wall oven and built-in gas cooktop."

She adds that the entire great room is also a function-filled space.

"At eight feet by four feet, the island, which comes with a maple base that differentiates it from the white cabinets, offers an eating nook for three, double sink and plenty of prep/serving space at either end. You can also bring groceries directly into the kitchen from the walk-through pantry."

The great room is then capped off by the expansive, elegant family room.

"A large window over the stairs to the left, (they come with in-stair lighting), allows more light to flow into it, while the abundance of windows on its rear wall showcases the lake view," she says. "And the gas fireplace, with its brick surround and black MDF feature wall above, is stunning."

It would also be fair to say that the layout of the Kailyn’s upper level is also stunning, albeit in an ingenious sort of way.

Turns out, the Kailyn’s generous square footage allowed for a long, extra-wide hallway to run between the six spaces that occupy the second floor. The primary bedroom was placed at its outset next to the stairs, while the other spaces, the main bath, laundry room and three secondary bedrooms — were strategically placed at different points around the hallway.

The result is superior separation between spaces, a feature that families treasure.

"The primary bedroom is a wonderfully private space that offers a lake view, beautiful ensuite with patterned grey/white tile floor, soaker tub and five-foot custom walk-in shower," Yaren says. "The walk-in closet to its rear is huge, and could be opened up to continue right into the laundry room."

Then, there are the two spaces at the end of the hallway.

"There’s a family room, with a third bedroom tucked away to its left. Families often use the family room as an extra bedroom, or put a door on to make it into a multi-generational family suite."

Last — but certainly not least - there’s the home’s huge walk-out lower level.

"Huge windows on its rear wall and two windows on its side wall let in lots of natural light, and there’s all kinds of space for a rec room, another bedroom or two and a bathroom," she says. "It offers the flexibility and function that families need."

The Kailyn also offers the value that families are looking for.

"For $739,900, to get a wonderfully-designed family home that gives you something special and unique in each space along with plenty of function and style," says Yaren. "We’ll also work with purchasers on any features they want to have in the home to elevate its looks and livability."
