Bungalows selling fast in Westwood

Glendale Estates to offer 12 more condos due to high demand

Bungalow condo interiors will be beautifully finished and bright with additional light coming from a skylight carved into the ceiling next to the kitchen.

When Myles Kraut of Karma Developments conceived Glendale Estates, he thought the new infill condo development would resonate with empty nesters in Westwood.

However, he wasn’t quite prepared for just how much area residents would embrace the project, particularly its bungalow-style condominiums.

“We sold out all 43 of the bungalows in just three weeks,” he says. “Part of it was due to the reasonable price point, but the bigger factor was their livability. With everything on one level, they’re just easier to live in.”

That being the case, Kraut has redesigned the development to include more condos in its overall design.

“Due to the demand for the bungalows, I removed 13 of the two-storey townhouses and replaced them with 12 single-storey condos,” he explains. “The idea of having no steps to go up and down really appealed to people.”

So did other aspects of the design of the bungalows, which will check in at 1,134 sq. ft. along with a full basement.

“They will come with features such as a single-car garage with a driveway that can hold two cars, a covered front porch and a large rear deck that will back onto greenspace. We’re designing them to be very appealing both outside and inside.”

Kraut says the bungalows make sense in several ways.

“The big thing is that all the important spaces will be on one level. For example, having the laundry room on the main floor is key. Right now, many empty nesters need to go downstairs to do their laundry. That feature alone will make it easier on aging knees.”

At the same time, residents won’t have to deal with a feeling of dislocation or with a reduced quality of life.

“One of the best things is that empty nesters can stay in the community that they’ve raised families in and lived all their lives,” he notes. “And they can age in place in a beautifully finished home that is so much easier to live in on a daily basis.”

Perhaps the best thing is the fact that the finishing standard of the bungalows will be incredibly high.

“I can’t stress enough that the finishes are going to be the quality of what you would see in a luxury home — stainless appliances, Kohler fixtures, quartz countertops, tile backsplashes, a variety of elegant soft-close cabinets and pot lights,” Kraut says. “Everything will come standard. There will be nothing to upgrade to, everything will be included in the selling price.”

Not surprisingly — due to its location and reasonable prices — both the bungalow condos and townhomes have been selling briskly.

“We’ve sold out Phase 1 and are going into Phase 2. At this point, everything is going to be built all at once to expedite things. Right now, we’ve sold about 65 per cent of the project.”

He adds that he and the team at Karma Developments are proud to be bringing such a special project to Westwood.

“It’s not only a great location, but it’s also very efficient in that we can use existing roads, sewers and utilities to minimize construction disruptions in the area,” says Kraut. “Residents will enjoy seamless access to all sorts of amenities on Portage Avenue, as well. The project will have a minimal impact on the area but will impact empty nesters in a very positive way.”

Possession dates for both bungalows and townhomes are expected to be spring 2026.

That is a way’s away, but the wait will be worth it.

“The empty nesters that choose a bungalow condo — pretty much every floor plan is still available — be able to enjoy well-appointed, spacious homes with features such as full basements, driveways, garages and decks,” he says. “We’re very pleased to be able to meet the needs of empty nesters in Westwood.”
