

With the demand for high-quality 50-plus communities increasing, RS Capital Corporation has stepped up to the plate with a new condominium development in Oakbank.
According to Sutton Group-Kilkenny Real Estate's Laura Stuart -- the lead realtor for the project -- preparations for the infrastructure for the complex, which will be called Aspen Villas -- are due to start by mid-March.
"Everything is set to go," she says. "We're excited about the community, and it appears the public is, too. Calls have been pouring in, which isn't surprising. These are going to be classy, well-built bungalow-style condominiums positioned in a quiet country setting that combines country living with city conveniences."
Not only will residents be able to enjoy the wide-open spaces outside, but they'll also be able to enjoy homes that offer all kinds of interior space as well, adds Stuart.

An example would be the master suite, which will come complete with a beautiful ensuite and big walk-in closet."
While all exterior elevations of the homes will be the same, the developers have made arrangements for buyers to personalize interiors exactly to their tastes.
"The condominiums are basically going to come quite loaded, but allowances for items like flooring, cabinets and counter tops will be provided so buyers can finish the interior exactly the way they want it to be," Stuart says. "People will be able to pick out exactly what they want -- for example, hardwood or high-quality laminate flooring -- and customize the home's interior exactly to their own tastes."
Known for quality projects such as the Ile des Chenes Recreation Centre, Comfort Inn Virden and Devonshire Phase Three in Transcona, RS Capital is dedicated to turning out high-quality projects, she adds.
"They're very dedicated to this project and really want it to shine. Each unit is going to be very solid with a concrete foundation, two-by-six construction and features like 30-year shingles, so each and every condominium will feel like a home, with the exception that residents won't have to do any exterior maintenance."
Located 15 kilometres east of Winnipeg, Aspen Villas will also be well positioned to commute into the city -- or head out to play some golf, lounge on the beach or enjoy a bit of horseback riding.
"You couldn't ask for a better location," says Stuart. "In town, there are lots of great amenities -- an arena/rec cetnre, banking, grocery stores, restaurants and a primary health-care facility. You're also minutes from Birds Hill Park, and only a short drive out to Lake Winnipeg if you own a cottage there. And you're far enough from the city to enjoy country life, yet close enough that the drive in doesn't take long at all."
Stuart adds that Aspen Villas is a well-timed project in several respects.
"First, it's going to help answer the need for a high-quality, 50-plus community," she says. "Second, it's affordable. Prices for the condominiums will be $289,900 (including GST), and condominium fees will be low at only $120 per month. It's going to be a private community located in a beautiful, landscaped area that will offer the best of both worlds -- country living, with city conveniences close by. The show home should be ready in July, with possessions projected to start by the end of August."
