Doing it right

No skimping on The Oxbow on the Seine

Though the developers of The Oxbow on the Seine condominiums aren't connected to Mike Holmes, they share the same business philosophy as the popular contractor.

Pre-Con Builders and Towers Realty believe when they build a structure, they do it right, infusing it with quality with top to bottom. Apparently, that philosophy resonated with home buyers in Winnipeg as the first phase of The Oxbow on The Seine sold out in short order. The second phase of the development -- just north of the Perimeter Highway off St. Anne's Road (on the east side) -- will start construction in mid-March, with completion projected for summer 2013.

"People just raved about the quality of the construction," said Century 21 Bachman & Associates' Laura Ross, who will be marketing Oxbow's second phase with her sister, Marnie. "The buildings feature insulated-concrete-form walls with a piled, concrete foundation and eight-inch hollow-core concrete topping between floors for soundproofing. That makes for a very quiet, safe and energy efficient place to live."

There will be 79 suites in Oxbow phase two. They will range in size from 795 sq. ft. to 1,432 sq. ft., with eight floor plans to choose from. Suites will also come equipped with nine-foot ceilings, a multitude of large, triple-pane windows, efficient forced-air electric furnaces and an array of high-end finishes.

"The suites are going to be the epitome of affordable luxury, with a choice of caesar stone or granite countertops, glass tile backsplashes, dark or light cabinets (with under-cabinet lighting), engineered hardwood floors, breakfast bar, pantry and insuite laundry," she said. "The goal was to make the suites as beautiful as they are efficient."

Goal accomplished: with the high ceilings, oversized windows, generous-sized bedrooms -- and a spacious, rectangular great room area that houses a breakfast bar, pleasingly large dining area and big living room -- interiors are bright, liveable and well-finished.

All but two of the floor plans come with three-piece ensuites; there's ample storage space and a handy in-suite laundry room with stackable washer and dryer.

The amenities don't end there, added Marnie Ross.

"All suites come with large, covered balconies," she said. "

Main-floor suites will have terraced balconies that are as wide as the suite, and 16 feet deep; no matter what suite you choose, you'll be able to enjoy the natural surroundings in comfortable style. The building will also have two elevators, a common room with breakfast bar and an exercise room. There will also be heated indoor parking, as well as electrified outdoor stalls."

The Oxbow on the Seine phase two is a concrete and steel building that will feature R40 walls, an R30 roof and a host of energy-efficient, eco-friendly features.

"Prices will start at $213,500 for the smaller suites, and will go up to $405,500 (including GST) for the larges units," said Laura Ross.

"Condominium fees will range from $164 to $293 per month; the only thing you have to pay will be your hydro, and that will be minimal due to the building's energy-efficient construction. We think it's an absolutely phenomenal deal. The quality and location are difficult to beat."
