There’s one thing that’s certain when a home’s floor plan is exceptionally user-friendly: a lot of careful consideration went into its conception.
That was definitely the case with Discovery Homes’ 2026 Spring Parade of Homes entry at 125 Mill Rock Rd. in Highland Pointe, says the home’s sales representative, Reid Boles of Century 21 Bachman & Associates.
“I think the biggest strength of this home is that it feels much bigger than it is,” he says of the Drake, a sleek two-storey design that checks in at 1,907 square feet. “It feels more like it’s 2,200 square feet — it lives much larger than its listed square footage.”
Right from the start, it’s clear keen attention was paid to the placement and size of each space. The result is a home is that is very user-friendly from the generous foyer on in.
“A main-floor bedroom and full bath were placed to the right of the foyer in their own private area,” says Boles. “They were placed right next to the entry door to the garage so in-laws using the bedroom would basically have their own private entrance. A sitting area was also built into the foyer to add extra functionality.”
From there, the Drake unfolds in logical, family-friendly fashion.
Families will appreciate an unobtrusive side entrance to the left of the hallway that leads to the main living area, says Boles.
“It can be closed off to provide teens or anyone occupying a lower-level suite a totally private entrance. It’s a great feature — one that usually comes with homes we build in this area.”
As if to announce the dwelling is as fashionable as it is functional, Discovery’s design team decided to begin the main living area with one showstopper of a space.
“It features an open-to-below design that’s just stunning,” Boles says. “An 18-foot-high ceiling allowed for a pair of windows that let in tons of natural light. The entertainment unit looks amazing with its linear-electric fireplace, TV nook with a rift-oak style backdrop and lit shelving on either side.”
Boles says the upper-level staircase is more than just a fashion statement.
“Granted, it looks incredible with its black railing and tempered-glass sides,” he says. “The tempered glass not only looks great visually, but it also allows all the natural light that comes in from the two windows to flow upstairs without being blocked.”
Meanwhile, the rest of the main living space — the kitchen and dining area — is loaded with practical panache. For starters — like the great room — it’s awash in natural light.
“Our design team put in not a triple, but quadruple patio door,” says Boles. “It allows so much more natural light to enter the space.”
Much like the front of the home, the use of space in the kitchen/dining area is near perfection.
“Anyone who enjoys entertaining will love how smooth the flow is between the kitchen and dining area and into the great room. The entire area is so well-designed, with the kitchen being the hub,” he says. “It offers beautiful two-tone cabinetry, quartz countertops, an island with waterfall ends, a spice kitchen and a built-in induction cooktop with black hood-fan cladding.”
Then, there’s the Drake’s upper level, which is equal parts style and utility.
“It starts off with a generous loft, which is an ideal space for a study or a media area,” says Boles. “It would probably be a media area for the kids.”
The reason for that is simple, he says.
“Both secondary bedrooms and the main bath are set right next to it. The amount of natural light that fills it and the upper level is incredible, and the view down to the great room is as nice as you’ll find anywhere.”
As it turns out, that view is front and centre as you make your way over to the primary bedroom, which was placed to the left of the spectacular staircase down in its own private spot.
“It exudes luxury and tranquility the instant you step inside,” says Boles. “The dark feature wall gives it depth, while all the light that comes in from the windows that surround the bed works with the soft colour scheme to create a relaxing feel. There’s also a large walk-in closet and a spa-inspired ensuite with fully tiled walk-in shower, tile floor and vanity with his/her sinks.”
Boles says the Drake is a well-balanced design that’s well-suited to a large family.
“Every detail of it has been carefully designed to offer families comfort, sophistication and flexibility. It offers a perfect blend of elegance and efficiency.”
