While space is surely the first thing large families look for in a new home, a flexible floor plan has to be a close second.
That flexibility is a must because large and active families need a home that gives them not only room to breathe, but is still functional.
Anthony Reyes, Kensington Homes’ new homes sales representative for 348 Atlas Cres. — the Prairie Haven — says the 2,056 sq. ft., two storey home features an exceptionally flexible floor plan.
"It’s flexible design starts on the main floor with a dining room between the foyer and great room that can be used as a formal dining room, study or bedroom," he says. "It’s up to a family as to how they want to use it."
In this instance the dining room could easily be turned into an in-law suite, says Reyes.
"It could be closed off to make it into a bedroom, while the powder room, which is next to a huge mud room in a wing to the right of the foyer, could borrow space from the mud room to create a full bath. There would be still be plenty of space left over in the mud room."
Likewise, the Prairie Haven’s second floor could be configured in several different ways. In show home form, it holds four bedrooms and a four-piece bath.
"Most people usually go with the four bedrooms, but the second floor could also be configured as three bedrooms plus a loft," he says. "The loft could be used as a media area or play area to provide separation between parents and their kids. It’s an option that families really appreciate."
Another option families appreciate lies at the end of the same hallway that houses the main floor powder room and mud room: a walk-through pantry.
"Everyone who’s been through the home has really liked how you can come out of the mudroom and walk straight through the pantry into the kitchen," Reyes says. "It might seem like a small thing, but it’s so much more convenient not having to walk around to take groceries into the kitchen."
The kitchen itself is very impressive with its stylish, streamlined design.
Modern finishes including white cabinets, grey quartz countertops, a gorgeous grey herringbone backsplash and textured taupe laminate plank flooring give it a contemporary feel, while an eight-foot island with double sink and seating for three adds utility.
And although the kitchen is a good size the informal dining area to its rear possesses the same spacious, functional feel due to a neat design trick.
"Its rear wall was bumped out about two feet — that created space for a table for six plus lots of room to walk back and forth between the kitchen and dining area," he says. "There are also sliding doors on the rear wall give you access to a deck, and the backyard."
Then, there’s the family room across the way, a subtly-spectacular space that occupies the great room’s left-hand side.
"During the Parade of Homes, visitors really liked its tray ceiling, cultured stone fireplace and all the natural light that comes from the huge picture on the rear wall. The great room is a bright, open space, yet there’s enough separation to give it a warm, cosy feel."
Reyes adds that prospective home buyers also had nothing but good things to say about the Prairie Haven’s second level.
"They liked that the three secondary bedrooms were all a good size - the smallest bedroom is about 10 feet by 12 feet. They also liked the big closets and all the natural light that came in through oversized windows."
Reaction to the master suite was even more enthusiastic.
"People really liked all the light and space," says Reyes. "Two huge windows let in tons of natural light, there’s a sitting area next to one of the windows and plenty of room for a king-sized bed and furniture. There’s also a spacious ensuite with mosaic floor, five-foot shower and large vanity with raised sink. There’s also a big walk-in closet next to the bed."
Few family-oriented homes are as well-rounded as the Prairie Haven, he says.
"It’s an efficient, flexible home that can be configured to have three bedrooms and a loft, four bedrooms, or even five bedrooms. It’s a great design that offers families proven value from start to finish."
