If there’s one thing a family requires of a new home, it’s space.

That’s due to a combination of different dynamics, all of which are coming to bear at once: an active, ever-changing lifestyle; the need for a home to be as entertainment-friendly as it is family-friendly; and kids that want their own space.

KDR had all those needs in mind when they designed their show home at 23 Siskin Bay in Sage Creek, says the sales representative for the two-storey, 2,203 sq. ft. home, Jennifer Gulay.

“One of the best things about this home is that it feels much larger than its listed square footage,” she says of the three-bedroom, two-and-a-half bath design. “That generous feel comes from a great floor plan and several creative yet practical design features.”

Curiously, many homes that measure over 2,000 sq. ft. start off with undersized, dimly lit foyers.

That’s not the case here, notes Gulay.

“KDR’s design team kept the upper-level staircase open instead of walling it off, which opened up a generous foyer even more,” she says. “Its open design also allows light from all the large windows in the family room on the other side to shine into the foyer.”

A second well-conceived design feature just around the corner is something families will also appreciate, she adds.

“There’s a door next to the kitchen that leads to a huge mudroom with Cubbie locker and coat storage. It gives you all kinds of room to come in from the garage with things like groceries and hockey equipment. It also holds a powder room, too.”

Next comes the main living area, where natural light, space and style is plentiful.

Daylight flows in freely via four huge windows on the family room’s rear wall and a sliding patio door behind the dining area, there’s plenty of space to move between spaces, and the colour palette and finishes are modern, yet sufficiently warm.

“I love how the brown tones – the wide plank flooring, maple cabinets in the kitchen and maple feature walls behind the wine rack and TV – give the home warmth,” Gulay says. “At the same time, a matte black countertop on the kitchen island and black and white marble surround around the electric steam fireplace contrast with the white colour scheme.”

Meanwhile, the feeling of space in both the dining area and family room is incredible.

“Right now, the dining area has a table for eight in it, but there’s so much space there that it could easily be doubled in size,” she says. “And a soaring ceiling in the family room works together with four huge floor-to-ceiling windows and an open staircase to create a really nice, spacious feel.”

The staircase – which is defined beautifully by black spindles with black railing that’s capped by warm maple trim – not only pops on the white colour palette, but also serves another purpose.

“It does a wonderful job of allowing tons of natural light to flow up into the second floor,” says Gulay. “It’s naturally bright and features a family-friendly layout that maximizes privacy.”

In a word, the second-floor layout is brilliant.

The primary bedroom was placed to the left of the stairs in its own isolated spot, while a lavish four-piece bath and loft were placed between the primary bedroom and secondary bedrooms to provide natural separation.

A huge laundry room with window, sink and plenty of cabinetry was placed to the rear of the loft, while a separate wing on the opposite side of the loft holds the two kids’ bedrooms.

“People have loved the fact that the bedrooms are down their own wing in a nice private spot,” she says. “It’s a design feature usually found only in bungalows.”

Likewise, parents have a private, well-appointed spot to repair to in the perfectly positioned primary bedroom.

“It’s a bright yet cozy space that offers a huge walk-in closet with built-in shelving and a deluxe ensuite with gorgeous ceramic tile floor, stand alone soaker tub, walk-in shower with tile surround and a floating white vanity with dual sinks. It’s a luxurious yet practical space.”

Gulay says the thoughtfully designed home offers a seamless synergy of flair and function.

“At the end of the day, it provides a good mix between a family home, and a home that lends itself to entertaining. It’s a distinctive, yet functional home.”
