Sometimes, a builder finds a lot and immediately gets a vision for the type of home they want to build on it.
That was the case with a mid-sized lot Artista Homes found at 12 Siskin Bay in Sage Creek.
With the 2022 Spring Parade of Homes nearing, they wanted to redefine the traditional split level and also build a show home filled with function and ample wow factor.
Suffice it to say, Artista’s design team accomplished their goal, and then-some.
"This home is what we call a modern-day split design," says Rheanne Unryn of Royal LePage Prime Real Estate, sales representative for the striking home, which checks in at just under 2,100 sq. ft. "It combines a modern floor plan with a bit of a mid-century modern vibe and can be built on a 50-foot-wide lot."
The contrasting design themes present themselves the moment you set eyes on the home, notes Unryn.
"Sandstone above the garage contrasts beautifully with mid-century style stone trim around the garage," she says. "The column to the left of the front entrance is also highlighted with the same stone."
As soon as you step inside, it becomes evident this isn’t a standard split plan.
A sunken foyer with soaring ceiling leads up to the main floor, where an office/bedroom is set to the left of the hallway that leads into the main living area.
Step into it, and you’re immediately engulfed by light, volume — and plenty of style.
"A huge amount of light comes into the area through a huge window on the family room’s rear wall and a patio door with a transom behind the dining area," says Unryn. "A 13-foot ceiling creates a wonderful feeling of space, and the finishes are gorgeous."
And while the entire space is a feast for the eyes, you can’t help but notice a design feature that dominates the right-hand wall of the family room.
"Artista’s designers placed a 100-inch electric fireplace in a stone surround that ties into the home’s exterior with its mid-century vibe," she says. "When you combine it with the warm feature wall above it, it just looks amazing."
The same could be said for the island kitchen across the way.
Defined by a nine-foot island, it seamlessly combines modern flair with a practical user-friendly design.
"Everyone has really liked the island with its matte, charcoal grey countertop and we’ve had a lot of comments on how great the matching one-piece tile backsplash behind the range and coppery cabinets above it look," she says. "There’s also lots of storage with plenty of grey cabinets and a pantry around the fridge."
Meanwhile, a powder room and huge mudroom with gorgeous grey porcelain tile floor were set down seven steps from the main floor between the family room and elevated bedroom area to provide additional function.
Ascend the seven steps to the three bedrooms, and you find a cleverly designed area that features a simple yet effective layout that effortlessly separates the primary bedroom from the secondary bedrooms.
"A hallway to the right holds two big kids’ bedrooms with huge windows and double closets plus a four-piece bath and a handy second floor laundry room," Unryn says. "The primary bedroom was placed to the left of the stairs in its own private spot. It’s big and bright, and its ensuite is breathtaking with a custom tile shower, soaker tub, tile floor and floating vanity."
The spectacular yet sensible home is then capped off by a sensational, fully finished lower level.
"Three big windows, including a pair of floor-to-ceiling in the media area, let in loads of natural light," she says. "The ceiling in the media area soars up to 12 feet, and there’s also a games area, exercise area and wing with a fourth bedroom, four-piece bath and a mechanical/storage room."
In a nutshell, the home is as efficient as it is elegant, says Unryn.
"The floor plan is just so functional — it’s remarkably balanced. It serves as the foundation of a spectacular home that takes the split-level design to a whole new level."
