Located on a quiet street in Sage Creek, Flora North Condominiums features two efficiently-designed townhome models — the Iris and the Palm.

The kitchen in the Palm is spacious, beautifully-finished, and comes with a handy eating nook for two.

Situated between the main floor and second floors, a mezzanine-level landing with huge windows and high ceiling can be used as either a sitting room or office area.

The primary bedroom in the Palm is bathed in light courtesy of two huge windows on its rear and side walls.

Spacious and naturally bright, the living room in the Palm is perfect for entertaining or watching a late night movie.

The main living area in the Iris strikes a perfect balance between efficiency and elegance.
These days, both first-time home buyers and downsizers with a budget of $375,000 or less often find themselves scrambling to find an affordable move-up or move-down home.
And with many affordable homes or condos in need of multiple upgrades — upgrades they can’t afford, what with money being so tight — they literally find themselves between a rock and a hard place.
Which is to say they either must purchase a smaller home with decent finishes that lacks space and livability or swallow hard and buy a home that’s dated and drab.
Averie Hill, sales representative for Flora North Condominiums in Sage Creek, says that Streetside Developments’ imaginatively designed townhome condominiums at 50 Morningstar Lane could serve as a possible solution for beleaguered young couples and downsizers.
“These beautifully designed townhome condominiums are priced between $324,900 and $369,900 and come with two bedrooms, one-and-a-half baths and a full lower level,” she says. “We have six of the lower priced units, the Iris, left, and one of the higher priced units, the Palm, left. They’re great options for first time buyers and downsizers.”
The appeal of each unit — the Iris checks in at 979 sq. ft. while the Palm is 1,178 sq. ft. — lies in their layout.
Efficient, bright, and beautifully finished, you never feel like space, light or style is lacking.
“The great thing for first time buyers and downsizers is that they’re very livable, and everything is brand new,” says Hill. “You don’t have to do anything. All you need to do is move in.”
Both units are impressive, starting with the quality of their finishes.
They come standard with warm, durable vinyl plank flooring, quartz countertops, light or dark cabinetry and rich, tiled backsplashes.
Windows are extra-large, allowing plenty of light to flow inside, creating a bright, airy feel that creates a positive, upbeat vibe.
Then there’s the layout of both suites, which is exceptional.
“Every available inch of space has been used really well,” she notes. “The kitchen in the Palm was tucked away perfectly with a breakfast bar, creating space for a dining area next to it. And the kitchen in the Iris was placed on the outside so you could put a table for two to four between it and the living room.”
Meanwhile, the living rooms in both units are plenty big and naturally bright.
“There’s lots of room to sit down and relax, whether you just want to watch a movie or are entertaining,” Hill says. “Because the Palm is a corner unit, it has two windows that let in all kinds of light. The living room in the Iris has a huge window on its rear wall that also lets in tons of natural light.”
She adds that the Palm, (there is only one unit left for sale), also comes with a cool and highly functional mezzanine level.
“It has a generous landing area that could be used as an office space or sitting area. Floor-to-ceiling windows on its rear wall and a high ceiling give it a bright, spacious feel.”
Head upstairs in both units, and the efficient use of space continues without missing a beat.
Not only is the main bath spacious and well-appointed, but bedrooms in both homes are larger than expected with oversized windows and ample closet space.
“The primary bedroom in the Palm is a beautiful space,” says Hill. “Two large windows let in so much natural light, and there’s lots of room for a bed, end tables, and even a reading area.”
Finally, both units feature a full basement.
“It can be used for storage, or you can put in a bathroom and a third bedroom, or a bathroom and rec room. You also get a good-sized mechanical room with high-efficient furnace, 60-gallon hot water tank, sump pump, 220-volt service, and room for a washer and dryer.”
Hill says the impeccably designed townhomes are a great option for first time buyers and downsizers.
“They’re affordable, livable, brand-new, and come with a lower level. You’re also not super far from downtown, and everything is nearby, from stores, to services and restaurants. They just have so much to offer.”
