Bright and spacious, the home’s great room is bordered by an upper-level staircase with warm cappuccino-tone railing and elegant spindles.
While a new home’s structure — the way it’s built — is important, so too is the way its interior is laid out.
Understandably, both features matter to prospective homebuyers, as one determines how well a dwelling will stand the test of time, while the other determines how livable a residence is.
It’s not a given that each new home design possesses the same level of overall efficiency. That’s because not every builder puts the same effort level into designing a home’s floor plan.
Suffice it to say Randall Homes’ design team spent a lot of time conceiving the layout of their new show home at 32 Jette Cove in Transcona’s Canterbury Crossing, says the sales representative for the striking two-storey home, James Conley of Re/Max One Group.
“Some homes feel much bigger than their listed square footage, while some feel smaller,” Conley says. “This is one of those homes that feels much bigger than it is. Even though it’s 1,859 sq. ft., it feels like it’s much larger.”
Conley says every space in the home — starting with the foyer, which is huge — is generously sized.
“There’s tons of room for everyone to come in and take off their coats and footwear without feeling like there’s nowhere to move,” he says. “That gets the home off to a great start. It only gets better from there.”
Take a beautifully angled hallway toward the main living area, and you quickly see what he was talking about: a pair of spaces tucked away neatly to the left of the wide hallway.
“This is a design feature that large families love — a main-floor lifestyle room that’s set next to a spacious three-piece bath,” Conley says. “The lifestyle room can be used either as an office or bedroom. If used as a bedroom, it makes a great in-law suite because it’s right next to the bathroom in a quiet, private area.”
Another design feature adds to the abode’s multi-generational family potential, says Conley.
“There’s a side entrance that provides private access to the lower level,” he says. “If it’s developed, it takes the home’s total living space to about 2,500 sq. ft. with six bedrooms — two downstairs, one on the main level and three on the second floor.”
Move on past the side entrance — and past an elegant upper-level staircase — and you come to the main living area, which is all about placement, proportion, performance and warm, subtle style.
Because each space — kitchen, eating area and great room — is so well-placed and well proportioned, the sense of space and flow throughout is impressive.
Consequently, the main living area is a highly versatile space that enables families to navigate early school/workday mornings with ease — and grown-ups to transition over to entertaining in the evening without skipping a beat.
At the same time, the main living area is warm, inviting and naturally bright.
“Tons of natural light comes in through a huge window on the great room’s rear wall and a patio door behind the eating area,” Conley says. “Warm wide-plank laminate flooring works with a black-tile backsplash, white cabinetry and a large island with cappuccino-tone base to give the area a modern yet warm feel. The railing on the staircase ties in with the island, adding more warmth.”
Head upstairs, and the home’s user-friendly floor plan gets even better.
“Not only is there a bright loft to the right of the stairs, but there’s also a bedroom and laundry room off the loft to the rear,” Conley says. “Most people keep it as a loft. If they want the bedroom to be bigger, we just push the wall out and reduce the size of the loft. The laundry room is big and has a window that lets in more natural light. The sense of space and light is impressive.”
From there, the loft area transitions smoothly into a hallway that holds a large four-piece bath, large secondary bedroom and huge primary bedroom.
“Again, it’s a really good size,” Conley says. “A huge window lets in lots of natural light, while the soft colours combine to give it a nice, relaxing feel. There’s a large walk-in closet with built-in storage, and a spacious four-piece ensuite with a beautiful grey/white hex vinyl-tile floor and white vanity with a black quartz countertop.”
As construction in Canterbury Crossing winds down, the number of available homes is dwindling, Conley says.
“This is the last phase, so we now have only three homes left in what’s likely the most affordable subdivision in the city,” he says. “This home sits on a huge pie-shaped lot with a west exposure and offers the potential for six bedrooms and four baths for just under $660,000. Large families will love the space, livability and value this beautifully designed home offers.”
