Centred around a four-by-eight-foot island with granite countertop and waterfall sides, the kitchen is a chef’s dream in Paradigm Custom Homes’ Sage Creek two-storey dwelling.

Building a new home properly involves far more than endowing it with a“wow” factor, both outside and inside.

Simply put, quality must be the main theme from start to finish.

That’s the approach the design team at Paradigm Custom Homes takes with every home they build, says Ryan Jones of Re/Max One Group.

“The first thing we do is start with elevated building specifications,” says Jones, who’s co-marketing their new 2,226-sq.-ft., two-storey show home at 3 Jontz Cove in Sage Creek with colleague Sean Kirady. “That’s the only way to ensure the home is built right. We start with the exterior and carry that standard through the rest of the home.”

He says that extra attention to detail is applied to every dwelling’s exterior.

“To make the home more energy-efficient, we start with rigid insulation on the exterior foundation walls. Then, when we go inside, we put steel beams and web joists on both levels. All of those features make for a more energy-efficient, solid and quiet home. We always strive for the highest standard of in-home efficiency.”

Because a home’s overall livability is top priority, functionalism is always emphasized. After all, that’s what families are looking for.

“The thing I like about this home is that it features a very efficient floor plan both upstairs and on the main floor,” says Jones. “Not an inch of space was wasted.”

Head upstairs, and it quickly becomes evident that as spacious as the home is — it’s over 2,200 sq. ft. — all that room was well used.

“I think the first thing to note is that even though there are four bedrooms and a spacious main bath, there’s still a large walk-in laundry room,” says Jones. “It’s nearly 13-feet long and is six-feet wide, which provides plenty of room for a sink, with storage beneath, next to a standard-size washer and dryer. A huge window on its rear wall also lets in lots of natural light.”

Then, there’s the fact the home’s top level contains not three but four bedrooms — a feature large families will doubtless appreciate.

“Everything is very functional, from the extra-wide stairway to the three kids’ bedrooms, which are all about 10-by-11 feet,” he says. “That gives kids lots of room to grow into.”

Meanwhile, parents will have plenty of space to enjoy in the privately positioned primary bedroom, Jones says.

“Again, it’s a really good size at over 12-by-14 feet and is impressive in every aspect of its design. Not only is it bright and spacious, but it also comes with a massive walk-in closet, as well as a luxurious ensuite that looks like it came straight out of a magazine.”

Wander back downstairs, and the theme remains one of efficiency — with a generous helping of style thrown in for good measure.

The deft balance of livability and luxury is exceptional, says Jones.

“It starts in the foyer, which comes with a tray ceiling above. It offers ceiling height while adding style with its black-painted interior and modern light fixture.”

From there, the roomy foyer transitions smoothly into a space families will love.

“It’s just a great, functional space,” Jones says. “It offers a mudroom with a kiddie cubby-locker area, a powder room, a closet and a door on the side that provides access to the attached double garage. I think families will appreciate its placement and functionality.”

Next comes the main living area, which is a study in efficiency and elegance. Thanks to the home’s generous square footage, each space is large and well-defined. It’s also naturally bright.

“Windows on the great room and dining area’s rear wall work together with a sliding patio door to let in all kinds of natural light,” Jones says. “The dining area, which can hold a huge table, is next to two windows and the sliding patio door, which would lead out to a future backyard deck.”

The eye-catching kitchen and classy great room then offer plenty more for prospective buyers.

“Families will love the kitchen — it’s a genuine chef’s space with its four-by-eight-foot island with quartz countertop and waterfall ends, quartz backsplash, brown thermofoil cabinets, mode pendant lights and walk-in pantry,” says Jones. “The great room is stunning with its gorgeous feature wall and 72-inch linear-electric fireplace.”

Jones says the well-conceived abode is a growing family’s dream.

“It features a perfect harmony of functionality and fashion and an amazing, family-friendly layout.”
