
You can now -- at long last -- add another satellite community to the city's western edge: Deer Pointe.
After being quietly discussed for the last five or six years, Deer Pointe Park -- the follow-up to the highly successful Headingley community of Breezy Bend Estates -- has gone from the drawing board to reality.
"It's finally here," said Huntington Homes' Rob Swan. "As builders, we've been waiting since the completion of Breezy Bend Estates. We're thrilled that we now have a pair of excellent developers (Seekville and River Edge) who have lots of experience and know how to develop a great piece of property."
Make no mistake about it, Deer Pointe possesses the ingredients necessary for a premiere development -- water (four lakes in total), mature forest (towering trees hundreds of years old) and prime views of scenic Breezy Bend Country Club.
And with 46 lots to choose from, Deer Pointe promises to be an exclusive community that offers a pair of much sought after attributes: wide open spaces and countrified solitude.
"The majority of lots will be walk-out lots, and will back on to the golf course," said Swan. "There will be a total of four lakes -- which will all be interconnected by the time everything is finished -- and the presence of all the mature trees and golf course will make it a development that offers a range of features that other developments don't offer."
One primary feature will be the lots, which will be larger than normal.
"Most of the lots will be 100 feet wide by 200-plus feet deep; lots will be of equal size, whether you decide to buy on the west or east side," he explained. "Front yards are going to be large, as they'll provide 55 to 60 feet of separation between the house and street. Side yards will also be generous at 15 feet. That means there'll be a minimum of 30 feet between homes, so privacy won't be an issue."
Lot width will also allow for plenty of latitude in home designs, Swan added.
"Homes will be required to consume most of the buildable area of a lot's width. That means they'll have a real tangible presence and allow us as builders to go to down in customizing designs exactly to the preferences of our clients. Every home is going to have its own unique personality, which means Deer Pointe won't be a cookie-cutter community."
While Deer Pointe is going to be a community where serenity reigns supreme in the midst of its pristine surroundings -- once walking paths are in, residents will be able to go for walks along a walking path that will run through the entire development through forest reserve and between the lakes and golf course -- it will still be only a short hop from city amenities.
"It will offer true country living, yet you're only two minutes from the Perimeter Highway, which will allow residents to access any part of the city quickly. From a location standpoint, it's very hard to beat," he said.
Parkhill Homes' Lori Thorsteinson concurred.
"It's going to be a great area," she said. "It's an anomaly with all the mature trees. With the lakes and golf course views, it's going to be gorgeous. People seem to agree, too. We bought six lots and have only one left, so demand for the area is high. So much so that people are driving in once or twice a week to see how their home is progressing, they're so excited about making their home there."
In addition to Huntington Homes and Parkhill Homes, other builders in Deer Pointe will include Artista Homes, Gino's Homes, Maric Homes and Southwynn Homes. Lot prices will range from about $185,000 to $225,000, while home prices are expected to be $550,000 and up. Show homes are expected to be up in time for the fall Parade of Homes.
