As ironic as it may be, luxury homes aren’t always that livable.

The reason for this can be simple — in striving to produce a stunning home that lives up to its hefty price tag, builders often pull out all the stops in designing the dwelling, but unfortunately, that can lead to imbalance. The end result can be a home that, for all its undeniable opulence, lacks functionality.

That’s certainly not the case with 31 Oasis Bend, Artista Homes’ new luxury show home in Bison Run, says Phil Amero, sales representative for the 2,861-sq.-ft., two-storey Waverley West residence.

“For sure, this is a luxury home, but a lot of thought was put into its design,” he says. “While it’s a modern home, it’s also a warm home — you can see yourself living here as soon as you walk in. That’s because as luxurious as it is, it’s also a very livable home.”

The commitment to producing a home that seamlessly combines elegance and efficiency is immediately evident.

A wide, inviting foyer makes it a snap to enter the home, while a magnificent staircase between the foyer and main living area immediately captures your attention.

“It truly is a focal point with its open-riser design, maple steps and smooth, modern, black wrought-iron railing,” notes Amero. “The key is that it’s not overdone. It sets the tone for the home with its warmth and refined, elegant look.”

Amero is quick to add that a pair of spaces at the front of the home bring in a bit of functionality to complement the staircase’s subtle splendour.

“There’s a main-floor bedroom that along with a full bath, offers convenience and flexibility, providing a guest bedroom or an area that’s suited to multi-generational living,” he says.

Stride into the main living area and you find a navigable, naturally bright space that — despite its spacious, open-concept design — possesses a cosy, welcoming air.

“I think the finishing materials are what give it such a great feel — warm, engineered-oak hardwoods, a gas fireplace with a brown brick surround, and wood-grain cabinets around the fridge and over the range that provide a perfect counterpoint to modern grey cabinets.”

At the same time, the placement of each area makes for a pleasing sense of cohesion in a main living area where space abounds.

“This home is nearly 2,900 sq. ft., so it’s quite spacious,” says Amero. “That can create an issue with spaces feeling far from each other. Not here. The distance between each space is just right, allowing for good flow while providing a sense of connection when entertaining.” He adds that the large windows behind the gorgeous great room and the triple-wide patio door do far more than just allow tons of natural light to flood in.

“Both provide a wonderful view of the lake behind the home,” says Amero. “The patio door also leads out to a huge backyard deck that extends entertaining space in the summer and looks out over the lake.

Take the subtly stunning staircase up to the home’s second level, and you find an area that was designed expressly to cater to a family’s needs.

“The first thing you see when you reach the top is a huge loft area,” he says. “While it could easily be changed to a fourth bedroom, most people keep it for kids to use. There’s plenty of natural light, and lots of space for a media area and computer.”

Families will also appreciate the thought put into the upper level’s floor plan, which maximizes functionality — and separation.

“Basically, there are two wings. One to the right that contains a beautiful main bath with dual sinks and two large bedrooms, both which come with walk-in closets,” Amero says. “Then the primary bedroom was placed to the left on the other side of a wall that perfectly separates it from the kids’ bedrooms.”

In short, the well-placed wall creates a real sense of seclusion.

“Without question, the primary bedroom is a true retreat,” says Amero. “When you’re in it, you’re in your own private world. The bedroom offers a gorgeous lake view and is separated from the en suite by a cool tempered-glass feature wall.”

On the other side of that wall — which is lined with a semi-sheer black curtain to provide a subtle sense of separation — is an opulent en suite with a stunning walk-in shower, freestanding soaker tub, tile floor and floating vanity with dual, raised oval sinks.

“It’s a luxurious space,” he says. “It offers a touch of spa-like comfort,” Amero says.

Amero says the king-sized home — which comes with a walk-out lower level — is the essence of livable luxury.

“At the end of the day it’s modern, yet warm and functional. It’s a beautifully designed home.”
