The family room really stands out when you look down on it from the second floor.

The family room features a soaring 18-foot ceiling and an optional tiled entertainment unit with linear fireplace and built-in TV niche.

It goes without saying that home builders must possess a vivid imagination to come up with memorable yet practical home designs.

At the same time, they must possess another key quality: the ability to listen to feedback about their home designs.

Consequently, when several families said they’d like to see a home with a floor plan that was open yet subtly segmented, the design team at Randall Homes came up with the Sydney VI, a new plan that’s now being showcased at 143 Middlechurch Gate in West St. Paul’s Parkview Pointe.

"Randall always puts families in mind when they design their homes," says Glenda Bumanglag, sales representative for the 1,766 sq. ft., two-storey home. "Every home they build is designed to meet a family’s every need."

Turns out, the need for openness is met the moment you step into the home’s generous foyer.

There, right in front of you, is a family room with an 18-foot ceiling, and more.

"As soon as you enter the home, you can see the huge windows on the rear wall and the high ceiling," she says. "There’s so much natural light, the optional tile entertainment unit with linear fireplace and TV niche looks amazing, and the open stairs above keeps the feeling of space and light that you feel when you walk in."

A four-foot-wide entrance that was carved neatly between the rear wall and entertainment unit then makes it a snap to access to the kitchen/dining area.

Although the home’s hub is separate from the family room, the streamlined doorway, along with a hallway that runs behind the kitchen between the upper level staircase and family room section ensure that flow never suffers.

In fact, the hallway, which holds a lifestyle room at its midpoint and ends with a mudroom, adds all kinds of function, says Bumanglag.

"The lifestyle room could be used as either an office or in-law suite, as there’s a three-piece bath next to it," she notes. "And you can bring groceries directly into the kitchen from the mudroom, as it lines up perfectly with the hallway. It’s a different design, but it works the same way as a walk-through pantry."

Then, there’s the kitchen/dining room area, which possesses its own special kind of wow factor.

"People love all the light that comes in from the windows on the back wall and how all the finishes — quartz countertops, off-white cabinets, tile backsplash and laminate plank flooring work together," Bumanglag says. "The windows, flooring, light fixtures and pot lights are standard features; the cabinets, countertops and backsplash are upgrades."

A wide, recessed staircase then leads up to the Sydney VI’s efficiently-designed second floor.

"The first thing you notice is the view down to the family room, it’s really amazing," she says. "Then, you notice the layout, there’s no wasted space. The two secondary bedrooms were placed off to the right in their own wing, and are nicely separated by a four-piece bath. The primary bedroom was put down its own hallway to the left."

Bumanglag says the privately-positioned space contains a special design feature.

"A makeup desk was placed in between the walk-in closet and three-piece ensuite — women just love it. The walk-in closet is huge, and the ensuite features a standard five-foot walk-in shower with pot light above, white vanity with quartz countertop and grey hexagonal vinyl floor."

She adds that the Sydney VI has received rave reviews.

"The plan is just so functional. That’s because Randall listens to what people have to say about their homes — they take in their feedback, then make changes. When you add style and wow factor to that great floor plan, you have a wonderful home that has everything a family needs."
