The 2,223 sq. ft., two-storey Westbrook’s modern farmhouse character starts with a charming exterior that features a seamless blend of rustic and contemporary finishes.

Modern function intersects perfectly with rustic charm in the home’s gorgeous island kitchen.

A linear electric fireplace set in a red brick surround adds a touch of rustic warmth to the bright, spacious family room in Kensington Homes’ 2021 Fall Parade of Homes entry, the Westbrook, in Canterbury Crossing.

There’s no shortage of space or natural light in the secluded primary bedroom.

The four-piece ensuite comes with a walk-in shower and soaker tub set in a beautiful tile surround that replicates the look of weathered wood.

If there’s one thing an active, growing family is looking for in a home, it’s options.

Or, to put a finer point on it, a new home with a floor plan filled with an array of well-placed spaces that maximize livability by providing optimum flexibility.

The Westbrook — Kensington Homes’ 2021 Fall Parade of Homes entry at 28 Merkel Manza Blvd. in Transcona’s Canterbury Crossing — features a floor plan that can be configured to an active family’s exact needs, says new homes sales representative Lilita Klavins.

"I just love this home," says Klavins of the 2,223 sq. ft., two-storey design. "It features a modern farmhouse theme that offers a fresh, bold design that’s stunning, yet livable. That striking yet functional design theme shows itself the moment you step inside."

Entry to the home comes via a wide, angled foyer that provides family members or visitors plenty of room to dispense with outerwear or shoes without feeling boxed in.

The generous foyer then transitions smoothly into a landing area with a flex space to the right that could serve three distinct purposes, notes Klavins.

"In this version of the home, it’s been outfitted to serve as a dining room with a panelled feature wall and cantilevered niche for a cabinet or sideboard," she says. "However, it could also be used as an office, or as a main floor bedroom."

Were the space to be used as an in-law suite, the two spaces that occupy the hallway across from it — a powder room and mudroom — would become one.

"Essentially, those two spaces would become a full bathroom that’s just steps away for mom or dad to use. It’s just a matter of a family choosing which configuration works best for their needs."

Step into the Westbrook’s wide-open great room, and the modern farmhouse theme immediately comes to the fore.

Modern design touches include black linear light fixtures over the dining room and island, a ceiling bulkhead that subtly separates the kitchen/dining area from the family room, an eight-foot island with black base and a stainless hood fan and fridge.

Those cutting-edge design features are offset beautifully by soft, rustic finishes that endow the great room with an inviting, farmhouse feel, says Klavins.

"The country white cabinets, which feature warm wood trim on the upper cabinets, are just gorgeous, and are set off by modern black handles. Add in a textured, country-white tile backsplash, light taupe countertops and barnwood-style laminate plank flooring, and you get a contemporary country feel."

She adds that the crisp, yet cosy feel continues in the bright, spacious family room.

"It’s centred around a gorgeous entertainment unit that captures the home’s farmhouse modern theme perfectly. A shelving unit art niche on one side provides modern style and utility, while an electric fireplace set in a lovely red brick surround provides rustic warmth. It balances modern and farmhouse elements effortlessly."

The Westbrook’s family-friendly design continues upstairs, where — much like the main floor — you step into a wide-open area that’s filled with function (and, of course) flexibility.

"Once again, the layout is simply exceptional," says Klavins. "There’s a spacious loft that can serve as a media area, study area or office, and two huge bedrooms and a four-piece bath carved into the wall to the left. The primary bedroom, which comes with a luxurious ensuite and massive walk-in closet, is in a wonderfully private spot across the landing on the opposite wall."

Families looking for a new home that provides them with plenty of lifestyle options need to check out the Westbrook, she adds.

"It’s not one of those cavernous, uber-modern homes that has tons of style, but offers little in the way of function. Stunning yet warm, it provides the function, livability and style that families demand in a home."
