Nature helped develop new condo project

Rougeau Gardens, one of StreetSide Development Corporation's newest projects, is an environmentally-friendly development that has taken a sustainable approach to the building and blended it with a location that offers a natural, environmental appeal.

Tucked away at the end of a quiet cul-de-sac off Rougeau in Transcona, Rougeau Gardens offers contemporary, townhouse-style condominiums. The small development is nestled into an appealing, new residential neighbourhood and backs onto an open green space, which the City of Winnipeg plans to turn into a natural park.

Rougeau Gardens will feature three separate buildings, each with seven condominium units. With only 21 units in total, the finished product will not be a massive new development, but rather a small condominium project that blends neatly into the already established neighbourhood.

Each of the townhouse-style condo units will have the same layout, offering two generous-sized bedrooms and two-and-a-half bathrooms in a 1,568-square-foot living space. All of the condo units have the same layout and square footage, but future units can be customized according to owners' preferences.

Geoff and Regan Archambault of Century 21 Advanced Realty are marketing the condo project for StreetSide. They recently began pre-selling Phase 1 of the project, which features the seven units in the first of the three buildings. Priced starting at $224,900, Geoff says the response has been great so far.

"Everyone who comes in loves it," he says. "I think the whole package is really appealing to people."

From the contemporary, completely maintenance-free brick and stone exterior to the well-designed interior space, the Rougeau Gardens condominiums have been designed with comfort and convenience in mind. The units feature a good sense of space as well. An expansive entryway offers ample room for several visitors with a large coat closet and two-piece powder room conveniently located right at the front of the house.

"This is a huge entryway," notes Geoff. "You go into a $500,000 house and you don't have an entryway like this."

From the entryway, a roomy hallway leads into the home's main living space. The open concept design features a spacious kitchen area with lots of cupboard and counter space with premium finishes. The kitchen overlooks the family room, which is nice and bright with several large windows.

Upstairs, the condo features a master suite, which occupies half of the second floor, a main, three-piece bathroom and a second, spacious bedroom. The master suite has a roomy ensuite as well as a huge walk-in closet with built-in organizers. A set of large, almost floor to ceiling windows, allows light to flood the room and overlooks what will soon be a new city park.

Starting this month, the City of Winnipeg will begin creating Elysian Park. It's a new dedicated green space that will feature natural wetlands and trees and grasses native to the area, as well as walkways from which to enjoy the natural setting.

The Rougeau Gardens project has been designed to take advantage of the park setting and maximize the views from each condo unit. There will be no fenced yards backing onto the green space, so as not to obstruct the view of the park, notes Regan. The park project is expected to take two-and-a-half years to complete.

Each condo unit also features a full unfinished basement that can be developed with room for an additional bedroom or office, as well as another bathroom. The townhomes are being constructed to Manitoba Hydro's PowerSmart R-2000 specifications, which is one of the most stringent international practices of energy efficiency available in residential building. Each condo has a heat recovery ventilator, or HRV system, and many other features to promote superior indoor air quality and energy efficiency.

But perhaps the biggest selling feature of Rougeau Gardens is the location, adds Regan. Situated just off the Regent Avenue strip, she says the convenient location is a huge draw for people.

"You're tucked into a tiny little corner here, so it's very quiet and private," she says. "Yet right around the corner you have every amenity."
