Patience almost always pays off.
Because, let’s face it, many of the best things in life are worth waiting for.
This is a mantra that Karma Developments’ Myles Kraut has been living for the last six-plus months, as work preparing the site of the old Allard School at 130 Allard Ave. for his new infill condo development in Westwood, Glendale Estates, proceeded at a painstakingly slow pace.
“Remediation of the school took much longer than expected,” he says. “But it’s finally complete. I’m happy to say that rough construction on Glendale Estates is well underway. The piles for the homes are all in, and we are now pouring foundations.”
Indeed, the five-acre site is a beehive of activity with over 40 trades working to pave the way for 70 homes, most of them bungalow condos.
Kraut says the reception the condos are getting — and the bungalows, in particular — has been very enthusiastic.
“Right now, we only have six units left to sell — five bungalows and one townhome. Winter was a bit slow, but sales went crazy in April, when we sold 10 units. We’re really pleased with how sales have gone and expect it won’t be too long before we sell out.”
Situated in the heart of Westwood, the development is using land that was previously unused, the old school a dilapidated eyesore that was just sitting there, decaying steadily year after year.
Now — in eight to 10 months, if construction goes as scheduled — 70 new homes will occupy the site, bringing new life to the area with their attractive exteriors, beautiful landscaping and the vibrancy that comes from having enthusiastic new residents moving into the area.
There are several factors that have combined to make the project resonate so strongly with consumers, particularly downsizers, starting with location, says Kraut.
“I’d say one of the best things about the project is that empty-nesters will be able to stay in the community they’ve lived in all their lives. Not only that, but with the bungalows, empty-nesters will have everything on one level, including a main-floor laundry room. That feature alone will make it easier to get around and take pressure off aging knees.”
Then there’s the value the project offers.
“We’ve done our best to keep the prices at a reasonable level,” Kraut says. “So, I really think the value is there. At the same time, we’ve done our best to make the buying process as easy as possible.”
To accomplish that, the purchase process — which can be onerous with many condo projects — was simplified.
“With each unit there are no upgrades — everything is included. You can pick the colours and finishes you want at no extra cost, and things like air conditioning, garage doors and appliances are also included in the purchase price. Little things like window coverings, towel racks — even toilet paper holders — are included.”
All the finishes will be locally sourced and quite striking, adds Kraut.
“All materials and suppliers have been sourced from Winnipeg. Appliances will come from The Brick, lighting from Robinson Lighting and cabinets from Kitchen Craft. All the roofing will be done by Winnipeg-based Pristine Roofing and Siding.
“There will be soft-close cabinets, tile backsplashes, quartz countertops and stainless appliances. Ensuites will have dual sinks with quartz countertops to add even more style. You can make upgrades if you want, but the standard finishes are going to look amazing.”
Bungalows — there will be 58 of them in total — are designed to offer a perfect blend of style and function with covered front porches, large rear decks, full basements, driveways and single attached garages.
Should construction go according to schedule, buyers can take possession in late winter or early spring.
“There will be nothing to do but move in and enjoy your new home. You’ll be in a community you know and love, close to familiar amenities,” says Kraut.
“Our next project will be in Linden Ridge, with 51 bungalow condos starting to sell in September on LindenRidge.ca.”
