With some new home designs, you’re blown away by one or two amazing features. With others, it’s more subtle — resulting in a collection of design features coming together to create a home that’s quietly spectacular.
Re/Max Professionals’ David De Leeuw says Parkhill Homes’ show home at 8 Discovery Cove in Headingley’s On The Edge Estates resides in the latter category.
"The attention to quality and detail starts with a durable hardiboard and cultured stone exterior," De Leeuw says. "A generous, covered entrance then takes you into a gracious, extra-wide foyer that not only offers easy entry to the home, but two benches — one built-in to the right of the door, and another along the wall to the left."
The functional foyer is just a prelude of what’s to come.
"Not only was the home designed and built with top quality in mind, it also features a remarkable floor plan — it’s very well thought out. Its intelligent design makes for an exceptionally inviting home, especially in its great room area. It’s simply incredible."
While the area is huge — the 1,896-square-foot bungalow was built on a massive 90-foot by 172-foot lot that allowed for an extra-wide home — it still possesses a warm, cozy feel.
Again, it all comes down to the layout, De Leeuw says.
"Each space (kitchen, dining area, family room) is very well proportioned, so there isn’t too much dead space between the different areas (making for a cavernous, disjointed feel). That makes for a wonderful continuity and flow between spaces. As a result, the great room is perfect for entertaining, or just relaxing in."
The kitchen is an ergonomic marvel, featuring an eight-foot-by-four-foot island with seating for three that fits perfectly, serving either as a prep area or the spot can serve as a breakfast nook or accommodate extra diners during a family gathering.
A huge, tiled mud/laundry room to its rear offers a pantry and access to an oversized attached three-car garage, while the adjacent dining area — which is set next to a huge picture window — is spacious and stylish. There’s also a handy wet bar set in its own little niche between the kitchen and family room.
Finishes are also impressive, starting with the warm (walnut-style) wide-plank luxury vinyl plank flooring that runs throughout the entire main living area. Cappuccino maple cabinets, taupe quartz countertops, a gorgeous light/dark taupe glass tile backsplash and high-end (KitchenAid) stainless appliances meld perfectly with the flooring and neutral colour palette.
The great room is then capped off by a striking yet practical family room that’s defined beautifully by an oversized tray ceiling.
"The ceiling and all the windows along the rear wall bring the area all together," De Leeuw says. "A patio door between the dining area and family room leads out to a covered deck, floor-to-ceiling windows in the family room let in loads of light, and the entertainment unit, with its gas fireplace, cultured stone detailing and built-in shelving, looks amazing. There’s also tons of room for furniture."
Meanwhile, all three bedrooms are perfectly placed — tucked away in unobtrusive, yet accessible spots.
"The main bedroom wing is an efficiently designed area that uses the available space exceptionally well. There are two bedrooms placed either side of a luxurious four-piece bath (with taupe tile floor, soaker tub/shower combo, maple/quartz vanity). The front bedroom offers incredible light and a huge picture window; the rear bedroom could be used as a bedroom or office."
Then, there’s the master suite. Set next to the family room, a private hallway leads into a serene, light-filled space. "It’s just a fabulous space," he says. "Light floods in from a huge picture window on its rear wall and an oversized transom window over the bed. There’s a patio door that leads directly out to the covered deck, and the ensuite is perfect for relaxing in with its stand-alone soaker tub, six-foot custom glass/tile shower with rain shower head, taupe tile floor and beautiful maple/quartz vanity."
De Leeuw adds the home’s lower level — which features a structural wood floor and solar-ready panel — offers another 1,800 sq. ft. of bright, well-laid-out living space.
"Again, the layout is remarkable. So much so, no matter what you choose to downstairs, it’s going to feel like the main floor, as it’s surrounded by five large windows. You can easily put in two more bedrooms, a rec room, bonus room and bathroom — and still have tons of space for storage left over."
Finally, there’s the home’s exceptional location. "It’s less than one kilometre from the Perimeter (off Roblin Boulevard)," he says. "Not only can you access amenities in west Winnipeg quickly, but you also get a full range of municipal services, and municipal taxes cost roughly 50 per cent of what they do in Winnipeg. This is an opportunity to own a gorgeous, wonderfully designed home on a huge lot in a location that’s second to none."
