Planned to perfection

Headingley home offers an extraordinarily efficient design

If there’s one thing that growing families need, it’s space.

That’s something that Avanti Custom Homes’ show home at 4 Fetterly Way has in spades, says the sales representative for the 2,006 sq. ft., two-storey home, Jon Wiebe of Realty Executives First Choice.

"I think the most important thing to note about this home is that every inch of space has been extremely well-utilized," he says. "This is a very efficiently-designed home in every area."

That extraordinarily efficient design begins in the foyer, which offers not one but two entry points.

"It’s a very spacious, welcoming area that provides active families with two entry options," notes Wiebe. "You can come directly in from a covered entrance into a wide, deep foyer that gives you and the kids lots of room to take off your shoes and coats. Or, you can come in from the garage."

Choose option two - coming in from the garage - and you walk right into a generous mudroom with built-in bench and coat hooks above.

Turns out, there’s also a doorway on the wall opposite the mudroom.

"If you have groceries, all you need to do is take the door into the walk-in pantry - it leads directly into the kitchen," adds Wiebe’s sales partner, Cheryl Thurston. "It’s a feature that families - particularly parents - find to be very desirable."

Wiebe adds that all kinds of functionality can be found to the right and left of the user-friendly foyer.

"The wing to the right not only holds the mudroom, but it also holds a powder room," he says. "Then, there’s a good-sized home office to the left of the foyer. If required, it could be turned into an in-law suite."

A generous landing area ahead of the foyer then transitions smoothly into a five-foot-wide hallway that takes you into a great room was can be a family hub during the day, and an entertaining space at night.

"It’s a bright and modern yet warm and functional space that works well for both family life and entertaining," Wiebe says. "It gives you wow factor without compromising space and function."

Upon closer inspection, the secret to the great room’s alluring yet practical design is twofold.

First, each space is just the right size. Second, all the finishes come together to create a comforting, welcoming feel.

‘Take the kitchen," says Thurston. "It’s very modern, yet with two-tone taupe island and cabinets, cream-coloured backsplash with taupe grouting and light and dark taupe quartz countertops, it also has a nice country feel. A sideboard area with cabinetry to its right adds function - it’s perfect for entertaining - and the expandable dining area can seat up to 10 people."

She adds that the spacious family adds to the warm, country feel.

"It’s centred around an oversized electric ribbon fireplace set in a lovely marble-style porcelain tile surround with a Thunder oak mantel and huge TV niche above. A pair of huge windows on its rear wall let in lots of natural light, as do a series of window and patio door that surround the dining area. The great room has a perfect balance of light and warmth."

Head upstairs via a wide staircase tucked away neatly between the foyer and family room, and you come up to an exceptionally bright second floor.

"All that light comes from several sources - a huge obscured glass window on the wall next to the stairs, two windows on the loft’s rear wall and a window in the laundry room, which is next door to the loft," says Wiebe. "The loft - which could also be turned into another bedroom - really opens up the area. Most families usually choose to keep the loft as it’s such a handy space."

Speaking of handy, the remainder of the second floor’s layout is just that.

One of the two secondary bedrooms is nestled away between the laundry room and main bath, while a wing opposite holds another oversized bedroom - and the primary bedroom, which turns out to be one very attractive (and functional) space.

"It features a gorgeous ensuite with marble-style vinyl tile floor, soaker tub set in a marble-style surround beneath a huge obscured glass window, walk-in shower with custom tile surround and glass enclosure and taupe vanity with a quartz countertop and dual sinks," he says. "There’s also a big walk-in closet with window and lots of built-in storage space."

Thurston adds that more utility can be found downstairs.

"Three huge windows let in plenty of natural light, a 10-foot foundation wall translates into a high ceiling and a structural wood floor makes for a nice, warm lower level. There’s space for a rec room, one or two bedrooms, a bathroom and spacious mechanical/storage room."

Growing families will love not only the home’s spacious, family-friendly design, but it’s location, concludes Wiebe.
