
That anomaly is Pulse On River Flats Lofts. Despite not having a display suite -- and with completion still more than two months away -- Pulse's 45-unit complex is virtually sold out.
Century 21's Greg Grewal, marketing representative for Pulse On River, says the strong sales can be attributed to a trio of attributes.
"Both the flats and lofts have gone so quickly due to the location, pricing and uniqueness of the building," he says of the complex, which can be found at 374 River Avenue. "There's nothing else like it in town. The location provides great river views and a vibrant, friendly neighbourhood, the prices are reasonable and the building is going to be incredible."
In short, says Grewal, Pulse on River will reflect forward thinking design at its best.
"I think people are going to be amazed at its modern and welcoming decor -- for starters, you'll have a lobby with a calming view of a waterfall and a beautiful sitting area that welcomes you in style," he says. "All the flats and lofts will have exquisite finishes that are tasteful and sophisticated, and amenities will include heated underground parking, a fitness facility, social lounge, relaxation area with fireplace, outdoor sky terrace green space and business centre."
As solid, safe and quiet as the building promises to be -- it will be constructed of non-combustible concrete, masonry and steel -- it will also have plenty of personality. Lofts will range in size from 1,068 square feet to 1,407 square feet while flats will start at 816 square feet, graduating through four different floor plans to 1,202 square feet.
Prices will start at $240,100, with condominium fees (which will include all utilities and wireless internet) will be $221 for smaller suites and higher for larger units.
"Pulse On River is going to be an energy efficient, sustainable design, an all-electric building that produces no hydrocarbons and is very comfortable due to continuous ventilation of suites, use of low VOC paints and individual heating and cooling in each suite," Grewal says.
Then, there are the lofts and flats themselves. Interiors will be open-concept in design; lofts will have 16-foot ceilings, flats nine feet. Residents -- who will be given an hour-long consultation with an interior designer -- will have the choice of ceramic tile or hardwood flooring and solid maple, cherry, ash or oak cabinetry. Stainless steel Energy Star rated appliances will be standard.
"Windows (double-glazed Low-E argon aluminum or hybrid PVC/aluminum) will be large and plentiful to help residents enjoy the great views, and the open-concept layout will make for easy movement about the space," he says. "The lofts and flats will be stylish and distinctive units that will provide the city's best views -- and proximity to the city's best night spots, galleries, boutiques and restaurants."
Grewal says the last six lofts and flats figure to go fast for two reasons.
"First, the location here is phenomenal -- it's so central, and the area has so much character," he says, adding residents should be able to take possession of their loft or flat by July 15 or Aug. 1 (with display unit due to come on line at the same time). "Second, lifestyles, especially among young professionals, are changing -- they prefer owning a condominium rather than a home because it's so low maintenance and convenient. We've done our best to provide the location, amenities, style -- and value -- that people want. We're very pleased with how they've responded."
