NEW HOMES - 4553 Roblin Boulevard. Kitchen island. Nov 14, 2016

Drive down Roblin Boulevard just a bit north of Grant Avenue and you happen upon a unique sight.

On the left-hand (west) side, there’s a pair of new, custom-built infill homes that occupy a huge lot on which one king-sized home used to stand. The one on the right — 4553 Roblin Blvd., a 2,483 sq. ft., two-storey design with walk-out basement — just happens to be up for sale, says RE/MAX Performance Realty’s David Thompson.

"The lot was 140 feet wide, and was sub-divided into two 70-foot-wide lots," he says, adding that only a few trees were removed to retain its rustic feel. "Lots that wide are rare in the city. Even more rare is the fact that the lot this home is on offers you a mature, treed setting with river view in a prime location.

"You’re just minutes from Portage Avenue thanks to the Moray bridge, five minutes from Tuxedo and minutes from all the shops and services on Kenaston Boulevard."

Set well back from the road behind a collection of mature trees, the home blends in seamlessly with its rustic surroundings with a low-maintenance exterior comprised of dark grey stucco and low-maintenance (faux) wooden siding; the combination is at once modern, yet rustic.

Once inside, a host of large, well-placed windows combine to create a bright interior that simultaneously offers rustic views — including an incredible river view at the rear of the home — on all sides.

"The builder also used earth tones throughout the home’s interior to tie it in with the rustic surroundings," Thompson says. "There’s also a significant feeling of space due to the high ceilings, which are nine feet high on the main floor and eight feet high upstairs and downstairs."

Add the ample ceiling height to the home’s generous width and the result is a great room that’s filled with light — and all kinds of room to move. Glance to the right of the angled foyer and there’s a media room/family room; in the centre is a huge dining area (defined by a circular chandelier above) that can hold a table that will seat 10-plus with ease.

Then, there’s the kitchen, Thompson says.

"It’s a huge (14 x 17-ft.) space that truly is a deluxe chef’s kitchen. It comes with a (3.5 x 5-ft.) island with eating nook for two, (white/grey) granite countertops, a ton of (cinnamon-tinted) maple cabinets and drawers, (silver/taupe/chocolate brown) glass tile backsplash and stainless steel appliances. And the high-end, distressed wide-plank oak flooring that runs through the area is warm and durable."

Not to be overlooked is a sitting area adjacent to the kitchen’s left that provides not only another spot to sit down and visit with company, but also a patio door (with two huge windows on either side) leading out to a huge deck that provides an elevated river view.

"The view is just incredible due to the home’s unique location on the river — the river curves away beautifully from the home on either side," he says. "A window on the side wall adds to the view, as does a large window over the double sink that allows you to enjoy the river view while you’re doing the dishes. The main floor layout is versatile; it’s perfect for entertaining or family life. There’s also a powder room and door to the insulated, double-attached garage in a sunken landing off the foyer."

Wander downstairs to the walk-out basement and you find a cavernous, beautifully finished area that not only offers gorgeous river views and access to a covered deck overlooking the river, but a huge rec room, exercise room, luxurious three-piece bath and generous under-stair storage area.

"There’s about 1,000 sq. ft. of finished space downstairs, which brings the home’s total livable square footage to just under 3,500 sq. ft.," Thompson says. "The basement also features a structural wood floor, which makes for a warmer basement. The home also features a piled foundation."

Like its main and lower levels, the home’s upper level is expansive. All three bedrooms upstairs are huge: one secondary bedroom is 12 x 15 ft. with a walk-in closet, while the other is 12 x 12 ft. with big double closet.

Last but not least is the master suite, Thompson adds.

"It’s a big, bright space with large windows that provide an amazing river view — and patio door that takes you out to a private balcony where you can enjoy morning coffee overlooking the river as wildlife wander along its edge below you. There’s also a luxurious ensuite with heated tile floor, and walk-in shower, with large walk-in closet next to it. If you want to enjoy a hot bath, there’s a stand-alone soaker tub in the main bath across the hall."

Put everything together — the home’s quality construction and finishes, versatile floor plan, attention to detail and central, yet rustic, location — and you have a one-of-a-kind home, he concludes.

"There’s nothing like this home in southwest Winnipeg. If you’re looking for a brand-new, custom-built home inside the city in a mature setting with an exceptional view of the river, this could be the one you’ve been looking for."
