When the design team at Discovery Homes drew up the plan for their new show home at 229 Ken Oblik Dr. in Prairie Pointe, they had one objective in mind: to think like a family.

That mindset is evident the moment you set foot in its foyer, says the lead sales representative for the 2,001 square- foot., two-storey home, Denis-Michel Thibeault of RE/MAX One Group.

“Every family that’s gone through the home has really liked the foyer — they found it to be quite impressive.”

Its high level of function can be attributed to two attributes, adds Thibeault.

“First, it’s nice and big — that feeling of freedom makes it easy for families and guests to enter the home without any issues. Second, there’s its layout, which features a bedroom and full bath tucked out of the way to the right. With the full bath already in place, you can use the bedroom as an in-law suite, or as a home office.”

That pleasing feeling of space carries over into the main living area, which is connected to the foyer by a wide hallway with a doorway to the left that holds a sunken side entrance.

Featuring a simple design with a nine-foot ceiling combines with a glass-filled rear wall and efficient layout to create a bright, user-friendly area, families will enjoy all the natural light and room to move between well-defined spaces.

“People have commented a lot on how functional the layout is,” says Thibeault. “There’s loads of room to create in the kitchen, which comes with a walk-in pantry with upgraded shelving, standard quartz countertops and two-tone cabinets. The vertical lift cabinets up high really pop on the gray tile backsplash.”

Meanwhile, the adjacent dining area, which backs onto a patio door with sidelights on either end that allow extra daylight to flood inside, can seat up to 10 guests.

A spacious, light-filled family room then adds the perfect finishing touch to the thoughtfully and artfully designed great room.

“I really like the simplicity of it, it has everything you need. There’s enough space that you could easily put a sectional in it, and the cantilevered entertainment unit looks great with its upgraded electric fireplace with multi-coloured display, huge TV nook and built-in storage at either end,” he says.

An extra-wide staircase bordered by gray angled walls with white capping and tempered glass cutouts next to the family room then leads up to the home’s upper level.

“The glass inserts are optional, but I recommend them because they maintain a nice, open feel,” Thibeault notes. “A huge window over the stairs — another nice touch — lets in even more natural light.”

In fact, the upper level is just as bright as the main level.

Turns out, the stairwell window works in concert with a huge window on the rear wall of a spacious loft, and another window on the back wall of the adjacent laundry room, to bathe the second floor in daylight.

“Again, the layout and amount of natural light is just incredible,” he says. “The loft is a flexible area that can be used for whatever you want it to be, and the laundry room wasn’t just crammed into a corner. It’s a good size, with a sink, shelving and plenty of room to move about to do laundry.”

Add a four-piece bath and three bedrooms into the mix — the two kids’ bedrooms offer plenty of space for toddlers to grow into teens, if need be — and family members won’t be complaining about a lack of function, or style.

Parents will have plenty of space and style to enjoy in the privately positioned primary bedroom, adds Thibeault.

“At 15.4 feet by 12.3 feet, it’s huge. It offers a large walk-in closet with lots of storage space and a beautiful ensuite with walk-in shower with tile surround, gray vanity with quartz countertop and dual sinks and a gorgeous vinyl tile floor.”

Thibeault says the home’s clean, straightforward design has resonated with families on every level.

“Not only is it a very functional design, but it also comes with lots of standard features built into the price, including quartz countertops, luxury vinyl plank flooring, and driveway and walkway. The design, quality and materials are exceptional. We can also build the same home for about $50,000 cheaper in St. Adolphe.”
