Size matters at Oxbow of Tuxedo Point

Kitchens come with the choice of five cabinet choices, four handle styles and either quartz or granite countertops; stainless appliances are standard.
A dinette area that seats six to 10 and a well-positioned island kitchen provide the space and utility to entertain in style.

Home owners looking to make a lateral -- or, for that matter, first -- move to a condominium in southwest Winnipeg have a new entry on the list to choose from.

Called Oxbow of Tuxedo Point, the community -- which, like Oxbow on the Seine, is a collaboration between Towers Realty Group and Pre-Con Builders (designed by BLDG architecture) -- will feature two five-storey, concrete-and-steel buildings situated in a natural, central location, said Laura Ross of Century 21 Bachman & Associates.

"Phase 1 contains 84 suites with eight different floor plans ranging in size from 793 square feet to 1,490 square feet," she said, adding that Oxbow at Tuxedo Point is located at 775 Sterling Lyon Parkway, just west of Kenaston Boulevard. "The second building will be larger, so there will be more than 84 suites to choose from. Right now, prices in Phase 1 start at $231,900 for a one-bedroom suite, and go up from there depending on which unit you choose... and which floor it's on."

Towers Realty marketing and project co-ordinator Jason van Rooy said Oxbow of Tuxedo Point is filling a need for area residents looking to make the move from a single family home to a condominium as seamless as possible.

"We've found that in this area (Linden Woods, Tuxedo, Linden Ridge, Whyte Ridge), people are coming out of larger homes and want a larger suite so the adjustment is easier," he said. "The larger suites have actually sold out faster in Phase 1, and we've taken that into account. Phase 2 will feature a different mix of larger suites to meet the demand for suites with greater square footage."

Regardless which unit buyers choose, they all have two things in common, Ross said: loads of space and a beautifully-finished interior.

"Ceilings are nine-feet high on floors one to four, and 10 feet on the top floor," she said. "When you add in an open-concept floor plan surrounded by oversized tri-pane, low-e argon windows, and you have a naturally bright interior that flows well from the kitchen, through the dinette area and into the living room."

Van Rooy added buyers will also be able to customize suite interiors to their exact preferences.

"Take the (island) kitchen," he said. "Buyers can choose between five cabinet colour choices, five different backsplash colours and four handle options for cabinets and drawers. They can also choose from quartz or granite countertops (light or dark). Engineered oak hardwoods are also a standard feature, as are stainless steel kitchen appliances, and a washer and dryer."

Floor plans are also very efficient. In the case of the display suite a well-proportioned great room is in the centre, with the bedrooms, bathroom and laundry room placed on the perimeter.

"The kitchens are spacious, there's tons of storage and the laundry rooms are nice and big," said Ross. "The (forced-air electric) furnace has even been tucked up and out of the way to maximize space. These are well-laid-out, beautifully-finished suites that people will enjoy coming home to every day."

Additional amenities will increase that enjoyment level, she added. "Suites come with their own storage lockers on the same level, while two bedroom suites come with indoor, insulated heated parking; one-bedroom suites come with outdoor carport-style parking. There's also a main floor common room with an exercise area, too."

Another plus is the fact Tuxedo Point -- which will also feature an apartment-rental community called the Spot -- is located next to Seasons of Tuxedo.

"There will be shops, a grocery store, and there's apparently a hotel coming to the complex, as well," said Ross. "With its central location, wide range of well-priced suites to choose from and its proximity to services next door and on Kenaston Boulevard, it's going to be a great place to call home for first-time buyers, empty nesters and everyone in between."
