As rare as it is in a world that often seems to disappoint, it’s always good to feel like you got more than you expected.

That’s the feeling you get when you see all the amazing features packed into KDR Homes’ show home at 233 Ken Oblik Dr. in Prairie Pointe, says Jennifer Gulay of Royal LePage Prime Real Estate, sales representative for the brand-new, 1,787 square-foot two-storey design.

“Warm laminate plank flooring offsets all the natural light, while maple vertical lift upper cabinets contrast with a white hexagonal tile backsplash and off-white quartz countertops,” notes Gulay. “A black faucet and black cabinet pulls add more contrast, while a pantry with barn door and pantry tower provide loads of storage space.”

Next comes the family room, which is subtly separated from the kitchen by a spacious dining area with patio door behind it that leads out to a big backyard deck.

With its 18-foot ceiling, glass-filled rear wall and elegant entertainment unit, it finishes off the main living area with a welcome dash of understated wow factor.

“I just love how the stairs were carved into the side wall — it looks amazing and allows the upper level to open onto the family room below,” she says. “The huge windows on the rear wall let in tons of natural light, and the entertainment unit, with its tiled feature wall, electric fireplace and built-in TV niche, is gorgeous.”

She adds that the fabulous design features just keep coming upstairs.

“It starts off with a loft area that can be used as a sitting area or study area. It really adds function by opening things up. During the Parade of Homes, it was a feature families said they loved.”

A logical, family-friendly layout was also a hit, says Gulay.

“The two kids’ bedrooms — which come with huge windows and double closets with custom shelving — were placed to the left in their own wing along with a four-piece bath. A wing to the right holds a big laundry room, and an amazing primary bedroom.”

Add in a side entrance that’s perfect for multi-generational families and a big, open-concept lower level, and you have a luxurious yet practical family home that doesn’t miss a trick.
