Defined by an 11-foot ceiling that gives it an added feeling of volume, the great room in A & S Homes’ Mallard model bungalow is a subtly elegant space that’s well-suited to entertaining.

There’s nothing like entering a home and feeling an immediate sense of well-being.

That’s the sensation generated the instant you step into A & S Homes’ new show home at 15 Parkrose Pl. in St. Adolphe’s Tourond Creek, says Chris Dudeck of Coldwell Banker Preferred Real Estate, the sales representative for the 1,427-sq.-ft. bungalow.

“The first thing you notice is the sense of space,” he says. “This home is on a wide 51-by-120-foot lot, which is about the minimum standard out here. Because the lot allows for a wider design, you don’t feel like you’re walking into a bowling alley.”

Dudeck says that pleasingly spacious feel comes from a well-thought-out layout.

“A & S spends a lot of time on its floor plans — they don’t just slap homes together,” he says. “In this case, a previous 1,580-sq.-ft. bungalow was reduced in size to help make it more affordable. But that doesn’t mean the home lost anything in the way of functionality.”

True enough, as the foyer is huge and comes with a thoughtful design feature overhead: an extra-high ceiling.

“It’s actually 12-feet high,” Dudeck says. “When you combine that with the size of the foyer — it’s very generous — there’s a real sense of freedom upon entry.”

At the same time, another subtle but significant design feature comes into play to further promote that free, easy-flowing feel.

“The lower-level staircase is bordered by three-foot, capped walls, so it doesn’t interfere with light flow, and it also subtly opens up the main living area,” Dudeck says. “It’s little design details like that that really enhance a home’s livability.”

Add tons of natural light to the equation, and you have one very user-friendly main living area.

It turns out that natural light comes in from a wealth of large, well-placed windows surrounding the main living area.

Meanwhile, the floor plan continues to shine with the great room standing out for its eye-catching design.

“It’s beautifully defined by an 11-foot-high ceiling overhead,” Dudeck says, adding that the extra ceiling height gives the space an expansive feel. “That allowed for placement of an oversized transom window over the huge window on its rear wall, adding extra light, while the linear-electric fireplace, which is set in a grey-tile surround that adds a nice touch of texture.”

Then, there’s the adjacent kitchen, which seamlessly combines style and utility.

“What really stands out to me is all the space there is in and around it to move around and create,” Dudeck says. “Above all, it’s a very functional space that offers excellent aisle width and plenty of cabinet and counter space. The finishes — thunder-maple cabinets, off-white quartz countertops, a light-taupe tile backsplash and stainless-steel appliances — combine to create a luxurious feel.”

Finally, there’s the surprisingly spacious dining area.

“It can easily seat six to eight guests and has a sliding patio door behind it that leads out to a wide, two-tiered deck,” says Dudeck.

More functionality can be found in the well-positioned bedroom wing, which begins with a user-friendly space.

“It’s significant there’s a true laundry room, not just a closet,” he says. “Its size and placement speak to how well the home has been designed.”

The practical yet creative design unfolds effortlessly as you walk further into the private wing. Placement of the three bedrooms there is particularly impressive.

“What I really like about it is the excellent separation between the primary bedroom and secondary bedrooms,” says Dudeck. “The secondary bedrooms — both of which are a very good size — were placed next to the main bath, while the primary bedroom was placed at the opposite end of the hallway.”

Fronted by its own six-foot-long hallway, the primary bedroom is an exceptionally private space.

“It also starts off with a large walk-in closet to the left, which further increases that feeling of privacy,” says Dudeck. “The bedroom easily holds a king-size bed and furniture, while a big window on its rear wall lets in lots of natural light. The ensuite has a five-foot walk-in shower and tile floor.”

Add in features such as a 23-by-24-foot attached garage, full landscaping, backyard deck and a huge lower level that offers 1,200 sq. of space to develop to taste.

“The Mallard is a very well-rounded design,” he says. “The show home is $634,900, but we have another home in the neighbourhood coming up with slightly fewer upgrades for $549,900. Both homes offer great value in a quiet, safe community that’s just 10 minutes from the Perimeter.”
