Superb location and quality with Jubilee condos

It’s a condominium development that figures to be many things: fun, urban, trendy — and above all, green and very well-designed.

The project — simply known as Jubilee — is now underway at the junction of Lilac Street and Rathgar Avenue in the Osborne/Fort Rouge area, Cornerstone Real Estate’s Garry Hirsch says.

"While it’s going to be an exceptional project in every way, most importantly, it’s going to be a very green, eco-friendly project," he says. "Residents will be able to enjoy buildings and suites that benefit from the latest in eco-conscious building materials and technology."

That technology includes geothermal heating and cooling, Hirsch says. "It’s a system that’s not only eco-friendly but it’s also extremely energy-efficient. Geothermal uses less electricity, releases no greenhouse emissions and there will be no price fluctuations in heating and cooling costs. Best of all, those costs will be part of your condo fee."

Starting at $399,900, phase one of Jubilee will be comprised of 40 townhome units. There will be two models that come in two variations each: The Junction (1,530 square feet.) and The Osborne (1,657 sq. ft.). Each townhome will feature three bedrooms and two-and-a-half baths. "The buildings will be built on concrete piles with a lower-level structural wood floor over a crawl space," Hirsch explains.

"They will also come with huge, tri-pane, low-e argon windows to make for naturally bright interiors and quiet interiors. Balconies will come with vinyl covering, pre-finished aluminum railings and glass inserts. It’s going to be an efficient, great-looking complex."

Each townhome unit will be packed with value, he adds. "If you choose to buy now... you’ll get townhomes with included features such as engineered hardwood floors, quartz countertops, tile floors in bathrooms, pantry with pull-outs in the kitchen plus soft-close pan and pot drawers. You also get stainless appliances, a choice of light or dark cabinets, a glass tile backsplash and Grohe fixtures."

Not to be overlooked is the location (the intersection of Rathgar Avenue and Lilac Street), Hirsch says. "You’re close to downtown and both universities, and rapid transit at Osborne Station — and just steps or minutes away from shopping, services, community clubs and restaurants on Osborne Street. You’re also right across from McKittrick Park, and there’s easy access to a trail that can take you north to The Forks, or south to the University of Manitoba."

Just as the location is perfect for young professional couples and empty nesters, it’s also perfect for families, he says. "No one is building units this size. With three bedrooms, three bathrooms and homes offering over 1,500 sq. ft. of space, they’re not only ideal for young professional couples, but are ideal for families. There’s space to spread out, you’re in an area close to all kinds of activities, and it’s a quiet, safe area that’s close to a host of amenities."

To date, the project is approximately 25 per cent sold.
