The great room adds a wonderful touch of style and drama to this home’s beautifully designed main living area.
Sometimes, a home’s size can be deceptive.
Which is to say, some 2,000-plus square-foot homes feel considerably smaller than their listed square footage, while some smaller homes feel much larger.
Daytona Homes’ new show home at 346 Emberwell St. in Summerlea — the 1,716 sq. ft., two-storey Malibu R — is one of those homes that lives much larger than its listed square footage, says new home specialist Chris Magas.
“The layout of this home is just phenomenal. When you have a home this size, it’s important that a lot of thought be put into how the available space is used. Daytona Homes’ design team did an amazing job of using every inch of the home’s available space well.”
Case in point is the home’s front portion.
In this instance, while the foyer’s dimensions are generous, but not to the point that it takes up unnecessary space.
That opened space up for a pair of spaces that were placed on either side of the wide hallway that links the foyer to the Malibu R’s main living area.
“We’ve found that having a main floor bedroom and bathroom has become a very important feature for multi-generational families,” notes Magas. “So, we placed a good-sized bedroom to the left of the hallway, and a three-piece bath directly across from it on the opposite side. If mom or dad is staying with you, they have their own bedroom and bathroom in a nice, private area.”
He adds that a side entrance was also added to the home just a few steps down from the bedroom and bathroom.
“For this show home, the doorway leading to the stairs is arched; normally it’s closed off by a door. The side entrance provides access to a lower level that offers about 800 sq. ft. of livable space to develop. It has huge windows surrounding it, and space enough to put in a rec room or living area, one or two bedrooms and a full bath.”
Meanwhile, the Malibu R’s main living area features a seamless combination of style, function, and flow.
“The kitchen is gorgeous,” Magas says. “There’s lots of room to move and create around a mid-sized island, the two-tone cabinets go perfectly with charcoal grey countertops and a white tile backsplash. There’s also a separate walk-in prep kitchen and pantry at the back, as well. The dining area is next to a patio door that would lead out to a future backyard deck.”
Next comes the great room, which finishes off the main living area with a fetching infusion of volume, natural light, and understated luxury.
“It’s just a beautiful space with its double-high ceiling, wall of floor-to-ceiling windows and a linear electric fireplace that was placed down low in a feature wall that has rounded corners, and goes all the way up the wall,” he says. “A gorgeous staircase with white spindles and natural railing frames it perfectly while opening up the second floor to the main living area.”
Magas says that while the show home features an upper level that opens beautifully onto the main floor, it can be modified to provide large families with more utility.
“Instead of being open, we can close off the area over the stairs and put in a loft/bonus room that adds another 165 sq. ft. of space to the home. The area could also be closed off to create a fourth bedroom if needed.”
As is the case with the main floor, the Malibu R’s upper level has a spacious feel thanks to a well-thought-out floor plan.
The two secondary bedrooms were placed down a hallway to the side of the stairs along with a huge laundry room.
Accordingly, the primary bedroom was placed well away from the two bedrooms in its own private corner overlooking the great room below.
“Each space upstairs, from the laundry room each bedroom, is larger than you’d think given the home’s square footage,” he says. “The kids’ bedrooms are quite large, while the laundry room isn’t just an afterthought. And the primary bedroom is really something else.”
True enough.
At 11.6 feet by 13.2 feet, the bedroom has an expansive, luxurious feel to it. The walk-in closet is also bigger than expected, while the ensuite exudes a spacious, spa-like feel.
“It’s really nice with a dual vanity, walk-in shower and beautiful beige vinyl floor with a gorgeous hexagonal pattern,” Magas says. “I think parents would be really pleased with the space, privacy and style that the primary bedroom offers.”
Value, livability, and understated style is the Malibu R’s calling card, he concludes.
“Every home we build is crafted with care, and I think this home has so much to offer large families at a price that starts at well under $600,000.”
