The good life never looked so affordable

Smartly designed bungalow in Sage Creek has much to offer

With its incredible floor plan, abundance of natural light and gorgeous finishes, this home offers all kinds of style and function, sales representative Glen Harvey says.

The wide, sunken foyer makes a great first impression.

When prospective homebuyers visualize a luxury home, they tend to think of something priced at $650,000 or more.

That’s not always the case, says Glen Harvey, sales representative for Avanti Custom Homes’ show home at 11 Borealis Bay in Sage Creek.

"Because this is last year’s show home, we have it priced at $576,400," says Harvey, who sells homes under the Re/Max Professionals banner. "It’s located on a quiet bay, and I believe it’s the only high-end bungalow left for sale in Sage Creek."

Thanks to a user-friendly layout, the 1,683-sq.-ft. design is well-suited to both families and empty-nesters.

The home’s wide, sunken foyer is a great first impression, Harvey says.

"With its 10-foot, eight-inch-high ceiling, walk-in closet with window and built-in storage and double entrance that features doors with glass centres and a transom window above, it gives you a bit of a preview of what’s waiting inside," he says. "That feeling of space, light and function carries over wonderfully into the great room."

In fact, thanks to two prominent design details, that bright, spacious feel is perceptibly amplified.

First, Avanti’s design team chose to go with a vaulted ceiling. Second, they complemented the high ceiling with a plethora of glass on the great room’s rear wall.

"The big, beautiful windows and patio door make for a wonderfully bright interior," Harvey says. "The vaulted ceiling also combines with the open floor plan to create a nice, open effect. There’s all kinds of light, and lots of room to move. That makes for a nice, livable area."

And while the bungalow isn’t huge at just under 1,700 sq. ft., the great room is deceptively large due to a logical, well-proportioned layout.

The great room starts with an island kitchen that’s tucked away discreetly to the right.

A perfectly proportioned seven-foot island with a double sink and eating nook for two subtly designs the highly functional space, while a tasteful collection of finishes add a welcome sprinkle of elegance and warmth.

"I love the contrast between the countertops and cabinets," he says. "The island features a dark base with off-white quartz cabinets, while the off-white upper and lower cabinets go beautifully with grey quartz countertops. A gorgeous herringbone tile backsplash adds texture, while a corner pantry offers extra storage space. The warm laminate plank flooring also creates a cosy feel."

The two spaces behind the kitchen complete the great room in ultra-functional style: a big, informal dining area next to a patio door that leads out to a backyard deck, and an elegant, light-filled family room.

"Both spaces are very spacious. The dining room — which has a built-in sideboard/hutch area on its side wall — can easily hold a table that seats eight to 12. The family room — which features a beautiful entertainment unit with a gas fireplace set in a taupe cultured stone surround, TV niche above and built-in shelving with pot lights above — is perfect for entertaining."

A five-foot-wide doorway to the left of the striking entertainment unit then leads into a secluded bedroom wing.

The two secondary bedrooms were placed to the left along with a main-floor laundry room. A spacious, well-appointed main bath was then placed between the bedrooms and master suite to provide maximum separation between spaces.

"Both secondary bedrooms come with vaulted ceilings and walk-in closets," Harvey says. "Families can use them as bedrooms for the kids, while empty-nesters can use one as a den and the other as a guest bedroom."

Finally, there’s the quietly spectacular master suite.

"It’s an amazing space that comes with a vaulted ceiling, a big window that lets in all kinds of natural light, his and her walk-in closets and a deluxe ensuite that offers a heated tile floor, a white vanity with quartz countertop and dual sinks and a beautiful walk-in shower with tempered glass enclosure and tile surround."

Not to be forgotten is the fact that the home’s lower level — which comes with nine-foot foundation walls — offers more than 1,500 sq. ft. of space that can be developed into another bedroom or two, a rec room, a bathroom and storage.
