There are four things that make the Oakridge — Kensington Homes’ new show home at 466 Desrosiers Dr. in Canterbury Crossing — unique, says new homes sales consultant Lilita Klavins.

“First and foremost, this a home that’s been certified energy efficient,” she says. “And we’re not talking about small gains in energy efficiency here.”

Turns out, the gains are higher than five, even 10 per cent.

“To qualify as certified energy efficient, a new home must be built 20 per cent more energy efficient than a typical new home,” notes Klavins. “With tri-pane casement windows, energy efficient doors, an EEF Lennox furnace and tighter sealing, this is a very energy efficient home. Buy this home, and you can get a refund of up to 25 per cent on your mortgage insurance.”

Klavins says the second thing that makes the 1,974 square-foot, two-storey home unique is its variable footprint.

“In a time when lots are getting smaller and smaller, this model can be built in three different widths — 32 feet, 34 feet and 40 feet. That’s a big feature, as this home can fit on literally any lot in the city. That means we can build this home for you pretty much anywhere.”

The third key element in its design is its floor plan, which endows it with all kinds of livability.

“An incredible floor plan gives it so much ease of living that you can literally picture your family living here,” Klavins says. “This home offers a sense of comfort, flow and function that is just off the charts.”

That isn’t an overstatement in the least.

As soon as you step into the foyer, you’re surrounded by space and light that flows freely inside courtesy of an entry door with a glass center and large window on its side wall.

Framed perfectly by black capped one-third walls that define the lower and upper-level staircases, the generous entrance flows naturally into a landing area that has a boxed-out area to its right that holds two spaces.

“There’s a powder room on the side wall, and a fabulous mudroom next to it. It’s a wonderful space that comes with a window, custom lockers and a door that connects directly to the 23-foot by 22-foot double attached garage.”

From there, a five-foot-wide hallway provides access to a naturally bright main living area that’s filled with texture and rich, contrasting finishes.

This is where the Oakridge’s cutting-edge style comes to the fore, says Klavins.

“The first space you see is the island kitchen. Sleek quartz countertops, charcoal accents, and gunmetal appliances — plus a hint of gold with the handles on the contrasting two-tone cabinets and drawers — add glam and pizazz. The light/dark colour palette just pops, and the mid-century-modern light fixtures look simply incredible.”

Then there’s the great room, which is just as spectacular.

“Its entertainment unit, with its gorgeous grey tile feature wall with electric fireplace, TV nook and bronze trim is an absolute showstopper. Charcoal trim around it adds contrast, while grey/taupe laminate plank flooring adds more texture.”

Take the eye-catching staircase up to the second floor, and the Oakridge’s floor plan shines once again.

“You get not three but four bedrooms plus a lovely four-piece bath and huge laundry room with a window and tons of cabinets. All three secondary bedrooms are very spacious, and the primary bedroom is a private, posh retreat with all its natural light, a dangerously roomy walk-in closet and deluxe ensuite with five-foot walk-in shower and cool makeup vanity.”

Not surprisingly, the Oakridge’s lower level is also anything but ordinary.
