It's official: the Land of Oz - or, to be more precise, The OZ Condos -- are coming to Osborne Village.

After a lengthy search for just the right parcel of land, Westland Construction has joined forces with master architect Sasa Radulovic to build a cutting-edge condominium community at 406 River Avenue and Bole Street, a prime location only a short walk from Osborne Street and all the Village has to offer.

"The developers (Westland) always wanted to provide people with an outstanding and unique condominium living experience in Osborne Village -- it just took them more time than they thought to find the right spot to build," said Century 21 Bachman & Associates' Alison Maharaj, lead realtor for the project.

"They chose the River Avenue and Bole Street location because it's so central, and beautiful."

Since it's going to be located in the heart of one of the city's most vibrant, busy areas, OZ Condos will be a steel and concrete building designed to offer its residents a quiet place to come home to at the end of a busy day. Exterior walls will feature two-by-six steel stud construction with R22 insulation, while the steel joist roof will insulated to an impressive R40 value.

Floors will be eight-inch pre-cast concrete with a two-inch topping to reduce noise transference and windows will be high-quality, dual-glazed, argon-filled units -- another energy-saving and noise-suppression measure.

The building will be five storeys in height, with a variety of units to choose from, including lofts, townhouses and flats. Four units will have private entrances at grade, while others will feature 17-foot ceilings.

"In all, there will be 22 unique floor plans to choose from. There will be three one-bedroom units, while the rest will be suites containing two bedrooms and two bathrooms," Maharaj said.

"Our goal is to provide buyers with the opportunity to truly personalize suites to their needs, hence all the different floor plans. There will also be four finish options to choose from (including granite countertops and maple cabinets) to help folks put their own personal stamp on their unit."

The condos themselves will be open-concept in design, with large, full-height windows to let in loads of light and provide views of both mature trees surrounding the complex and the downtown.

Suites will range in size from 805 sq. ft. for a one-bedroom loft up to 1,660 sq. ft. for a penthouse with two bedrooms, two baths and den).

Each unit will come with in-suite laundry and storage, stainless-steel appliances, its own heating and cooling system (including an energy-efficient electric furnace) and 40-gallon hot water tank. Best of all, each will have a private balcony, terrace or courtyard to enjoy, with some units having the ability to expand their outdoor living space. Enclosed parking will also be available.

"Basically, each suite has been visualized and planned to exceed what is expected from today's discerning condo-buyer," Maharaj said. "The idea was to provide a modern indoor and outdoor living area that would allow the residents to enjoy all aspects of this wonderful neighbourhood. With that in mind, the terraces and balconies will be huge, with some being as large as 610 square feet."

Perhaps most importantly, she added, is that the OZ Condos will provide a safe, quiet, secure and stylish place to live in close proximity to the best Winnipeg has to offer.

"The location is so central that you're close to everything -- key amenities and services, parks, coffee shops, even workplaces. Prices for units will run from $300,000 to $550,000, while condomunium fees figure to be very reasonable, Maharaj said.
