You're a young professional or professional couple, and you're looking for an affordable home in a good neighbourhood.

The home must also be spacious, relatively trendy and low-maintenance. You want to spend more time socializing and pursuing your favourite activities than fixing your home. Consequently, a condominium is positioned squarely on your buying radar.

Sutton Group-Kilkenny Real Estate's Andrew Single has a condominium listed at the Terraces of Tuxedo that meets all those requirements.

"First of all, the location of this complex is absolutely great," said Single. "You're tucked away in a great complex in Tuxedo close to all kinds of conveniences on Kenaston Boulevard, and you're just a short drive from both west Winnipeg and the city's south end. Assiniboine Park is only minutes away, too."

Then, there's the condo itself. Measuring in at 990 square feet. it is not only spacious, but also very modern feeling. Stepping inside doesn't remind you of being transported back in time to 1984. Rather, the interior feels very contemporary and spacious.

"This is a top-floor unit with a lot going for it," said Single. "Because it's on the top floor, you get a high, vaulted ceiling that makes its interior feel even more spacious than it is. And the unit has been updated quite extensively, too."

The moment you set foot in the open-concept great room area, those updates are very apparent. "All told, the outgoing owner put about $50,000 worth of work into updating the suite," said Single. "The kitchen was remodelled, new hardwoods were installed, and the main bath was redone."

Previously the kitchen sported '80s features including laminate butcher block-style countertops, oak cabinets and run-of-the-mill flooring. While the vaulted ceilings certainly give the main living area a greater feeling of volume, the area would still feel spacious even if it was situated beneath a standard-height ceiling. The dining area adjacent to the kitchen easily holds a table for six, while there's plenty of room for furniture in the living room. "All the open space gives the great room a wonderful feel," said Single. "There's lots of room to move, and there's plenty of light thanks to well placed windows and the patio doors at the rear of the living room that lead to a partially covered balcony. There's ample space for entertaining, or just hanging out to watch a movie."

Meanwhile, the unit's bedroom wing feels very house-like in that it's set well off to the side -- and houses two bedrooms, a four-piece bath and laundry/storage room. It also feels house-like in the sense it has all the space and amenities people commonly associate with single-family homes, he added. "Both bedrooms are a good size, and come with big closets. One of the best aspects of the bedrooms is that they face inward, so you don't get any traffic noise, and the windows are oversized, so they let in lots of natural light. They also have vaulted ceilings, which again makes them feel larger."

Not to be forgotten is the main bath, which is as modern as they come. "It's been redone with a taupe tile floor, white vanity with cultured marble countertop and the same cultured marble surrounds the bathtub," said Single. "It's a nice, relaxing space."

Another nice space is the laundry/storage room. It not only comes with a newer washer and dryer, there's also sufficient space to store various chattels in an organized manner -- no having to deal with a congested storage room here.

This condo also comes with an added bonus. "There's a door at its rear proving access to stairs that take you down to parking," said Single. "Not only is the parking here covered, but the unit comes with two parking spots. If you're a couple with two cars, you won't have to pay for an extra spot."

Additional value can also be found in a well-appointed clubhouse and pool area -- an amenity not all condo complexes come with. "You can walk through the clubhouse to a beautiful, enclosed pool area with a large pool (you can actually swim laps in), a covered hot tub and a raised deck at the rear you can barbeque on," said Single. "It's a great area residents can enjoy themselves, or with company."

Overall, it's a unit that has much to offer, he concluded. "It's contemporary, move-in-ready and you can't beat the location. This suite offers young couples a chance to live in a sought after, central area for a very affordable price."
