Better than new in RidgeWood West

Volume and versatility abound in this spacious two-storey

Over the past two-plus years, sales of new homes have soared to unprecedented heights.

Forced to stay home due to health orders borne of the COVID-19 pandemic, families realized their old home was ill-equipped to meet the myriad demands of the new reality.

In short, they needed a bigger, more versatile home that would allow them to work, study and recreate at home in seamless fashion.

However, as demand for new homes mounted, a problem presented itself: longer wait times.

Today the build time for a new home is somewhere between one year and 18 months depending on the home and the builder.

David Phillips of Century 21 Carrie Realty says he just listed a like-new two-storey, four-bedroom, two-bath home that would allow families to circumvent all the hassles associated with building new.

“This home is just five years old and comes loaded with tons of upgrades,” he says of the 2,069-sq.-ft. abode, which was built by Kensington Homes in 2017. “And because the home is on Kelly Place, it was among one of the first streets completed in RidgeWood West, there’s no construction happening whatsoever.”

Not only that, but the home has also been completed in almost every key area.

Outside, the landscaping has been done front and back, fencing is up, there’s a backyard deck (more about it shortly). Inside, appliances and window coverings are also in place.

Just as important, the home’s layout possesses the flexibility that families require to do all they need to do from the comfort of home.

“One of the first things to note is that there’s a flex space positioned nicely between the foyer and main living area,” notes Phillips. “It could be used as an office, dining room or kids’ playroom, depending on your needs.”

The next stop is the main living area, which is also loaded with function and contemporary upgrades.

“Take the kitchen,” he says. “It comes with upgraded 40-inch cabinets, a gorgeous herringbone tile backsplash with pot filler in its centre, marble-style quartz countertops, a gas range, walk-in pantry and eight-foot island with a modern take on a farmhouse sink.”

Then, there’s the family room.

It possesses its own special picture-perfect charm, which comes from a linear electric fireplace set in a white shiplap feature wall with TV niche above and smashing glass-centred display cabinets with wallpaper backgrounds on either side.

Meanwhile, a pair of windows on the family room’s rear wall and a sliding patio door behind the expandable dining area let in lots of natural light, while ash-style laminate plank flooring adds a nice dash of warmth and texture to the design mix.

Phillips adds that the patio doors lead out to a backyard that’s wonderful in more ways than one.

“First, the backyard deck features two levels, one 12-foot by 20-foot deck, and another 16-foot by 20-foot deck. They’re defined by glass borders and are made of low-maintenance composite decking.”

A gate on the wrought iron fence at the back of the yard also provides access to the Harte Trail.

“You can be out on the trail in about 20 seconds,” he says. “If you want to go for a walk, jog or bike ride, nature is literally right out your back door. That’s a feature not many homes offer.”

The same could be said of the home’s upper level, which holds not three, but four bedrooms.

“Each bedroom is huge, with the primary bedroom being the best of the bunch. Two large windows on its rear wall let in tons of light, and there’s even a reading area,” Phillips says. “The ensuite is amazing with all its natural light and deep corner soaker tub with tile surround.”

Other upgrades to the spotless home include an insulated and heated double-attached garage, foyer with walk-in closet, main floor laundry and main floor powder room.

Downstairs, the basement is insulated, and ready for development.

“It features upgrades like steel beam construction, oversized windows and a high-efficient furnace with HRV plus humidifier,” he says. “There’s plenty of room for another bedroom, rec room, bathroom and storage.”

There’s no need to wait for a new home to be built when you can find a five-year-old move-in-ready home, adds Phillips.

“You’d pay the same for a new home, but need to wait for a year-plus, and then order in appliances, landscape it and put in a new deck. This home is ready to go, and in a great location.”
