Everyone treats their possessions differently — but there is no guarantee a two-year-old home will be in like-new condition.
A 1,313-sq.-ft., three-bedroom, two-and-a-half storey home at 45 Thelon Way in Bonavista is one of those scarce homes, says Drew Eagle of the Moore Group.
"The outgoing owners did a really good job of maintaining it," he says. "It’s very lightly lived-in. Even though it’s only two years old, you don’t find many homes in this kind of condition."
Nor do you find many homes in the 1,300 sq. ft. range that live as large, adds Eagle.
"The home builder, A & S Homes, really did a great job with its layout. Even though it’s 1,313 sq. ft., it feels a lot bigger than its listed square footage. The layout is very efficient and uses all the available space very well."
That excellent use of space starts in the foyer, which at about six feet by seven feet in size, is plenty big for two to three guests to step inside without tripping over each other.
A one-third wall to its right subtly defines it from the adjacent living room, while a deep double-closet on its rear wall offers plenty of room for coats and other paraphernalia.
The surprisingly spacious foyer transitions smoothly into a wide open and well-proportioned great room.
Despite being just over 1,300 sq. ft., neither of the great room’s three spaces, the living room, dining area or kitchen, feels snug.
"Each area offers plenty of space," says Eagle. "The living room is a good size and comes with a beautiful entertainment unit with gas fireplace with tile surround and big picture window. The dining room, which was placed in the centre of the great room, can easily seat six, and the kitchen is gorgeous yet functional."
Situated in the rear portion of the great room, the peninsula kitchen offers an eating nook for two to three on its exterior, while a five-foot wide, U-shaped interior offers plenty of room for two chefs to create without colliding.
The finishes are also impressive: off-white quartz countertops, espresso oak cabinets, smart grey/taupe vinyl flooring and four newer stainless steel appliances.
Eagle says a pair of subtle design features add further to the great room’s high function level.
"Well-placed windows — the picture window in the living room, an oversized transom window on the wall next to the dining area and a big window over the double sink in the kitchen let in lots of light, while a two-piece bath next to the kitchen is very convenient. Everything works together so well. The great room is perfect for entertaining, or family life."
Turns out, there are no disappointments upstairs, either. Once again, every available inch of space is used well.
"There’s no wasted space at all," he says.
"The kids’ bedrooms were placed to the left of the stairs in their own recessed wing, the main bath was placed in centre, and the master suite is perfectly tucked away in its own corner of the home."
Again, there’s no lack of space. The two kids’ bedrooms are generously sized with deep double closets and oversized windows, while the master suite is larger and more luxurious than expected.
"It not only offers maximum privacy, but is also and features a beautiful three-piece ensuite with tiled five-foot shower and espresso oak vanity with quartz countertop," Eagle says. "There’s also a massive walk-in closet for all your wardrobe."
Downstairs, the well-laid-out lower level can provide about 550 sq. ft. of livable space once it is finished.
"It’s ready and waiting for your finishing touches. Put in a rec room, bedroom and bathroom, and you have a home that will offer nearly 1,900 sq. ft. of total living space.
"This home is a great opportunity for a young family. Finish the basement and add a garage, and you can have a completed, like-new home with appliances in and landscaping done for under $400,000."
