While everyone has a different take on what value in a home means to them, buyers do tend to share several preferences.

The short list includes a home that is move-in-ready, in a great location, stylish and affordable.

Stephen Olyniuk of RE/MAX Performance Realty says he has a bungalow at 17 Rosa St. in Lorette that checks all those boxes.

"Pride of ownership is clearly evident in this bungalow, which is in like-new condition and just 12 years old," he says. "It’s not only in move-in ready condition, but it’s also on a huge 74-by-125-foot lot and offers about 3,000 sq. ft. of total livable space with five bedrooms and three full bathrooms."

Place the same home within city limits, and the price tag would be quite different, Olyniuk says.

"If you put this home in the city, the asking price would be somewhere around $500,000. Because it’s just minutes outside the city in Lorette, it’s priced at under $400,000."

The value starts with a well-conceived floor plan that makes for an exceptionally livable, family-friendly home, Olyniuk says. "The amount of square footage you get for the price is simply exceptional. Not only that, but you also get a modern, open-concept great room that lends itself equally well to family life or entertaining. It’s a versatile area that’s filled with function, character and style."

That function starts in the kitchen. Because the island is just the right size for the space and comes equipped with a raised eating bar for two, there’s plenty of space to move on either side. Access to both the family room and dinette area is seamless, and there’s tons of room for more than one chef to create in the kitchen without bumping into each other.

"There’s also ample cabinet and counter space, while a corner pantry provides additional storage space," Olyniuk says. "I also love the fact that there’s a skylight above the kitchen. It not only adds natural light, but also adds an extra bit of style."

Meanwhile, the adjacent dinette area is a multi-dimensional space. It can comfortably hold a table for six and a large window on the wall behind it allows additional daylight to flow inside.

A patio door next to the window adds a third dimension to the space, adds Olyniuk. "It leads out to a large deck that’s great for relaxing or entertaining, and a big, beautifully-landscaped backyard with plenty of space for kids to play in."

The family room is also an inviting space that complements the kitchen/dinette area perfectly.

"It’s defined by a one-third wall that borders the lower-level stairwell, taupe carpet and a gorgeous tray ceiling above," he says. "There’s also a gas fireplace with oak mantel and beautiful black faux marble surround for those chilly winter nights. It’s a wonderful area for visiting with guests after dinner."

While the home’s main living area was designed to be its central gathering point, its bedroom wing was designed to promote relaxation.

Set well away from the great room down a long hallway, it houses three bedrooms and a spacious four-piece bath. Both secondary bedrooms are oversized with ample closet space and windows, while the master suite, which is located at the opposite end of the hallway, is not only very private, but also very well-appointed.

"At nearly 13-by-15 feet, it’s a big space that comes with a four-piece ensuite with soaker tub/shower combo and a huge walk-in closet. A pair of windows on either side of the bed lets in plenty of light while preserving privacy."

There’s also a fully-finished basement that adds 1,400-plus sq. ft. of living space.

"With two additional bedrooms, a four-piece bath and huge rec room that includes a pool table, there are no disappointments," Olyniuk says. "There’s a games area, media area, office area and additional flex space. Natural maple laminate plank flooring makes it easy to maintain and there’s plenty of additional storage space."

Add in features including a double-attached garage, main-floor laundry, a newer roof and eavestroughs (2016), newer hot water tank (2017) and a quiet, family-friendly location to the home’s space, style and livability, and you have a home that offers incredible value on every level.

"You’re getting a move-in-ready home loaded with all kinds of great features in a desirable community just minutes from the city," Olyniuk says.

"You’ll have to look far and wide to find a family home that offers better overall value."
