Condo offers great livability and amenities

First-time buyers have affordable option

Finding affordable housing is always a challenge for first-time home buyers.

Marc Meyers of RE/MAX Executive Realty says he just listed a two-bedroom condominium at Greystone Condominiums in Lindenwoods that offers exceptional value.

"The first thing to note about the building is that its construction is concrete and steel, not wood frame," says Meyers. "Because of that solid construction, you don’t hear a thing from anyone over you on the next floor, or from the side. This is a very quiet, well-built building that’s only 12 years old."

Meyers adds that the 904 sq. ft. main floor unit also has affordable condo fees.

"At just over $308 per month, the condo fees are very reasonable. The best news, though, is that they include heat, hydro and water. There are no utility bills to pay — all you have to do is pay for your phone, cable and internet. That’s a huge plus."

There are also a couple of sweet amenities that come included in the condo fees: a gym, and a main-floor residents’ lounge.

"Amenities at Greystone are first-rate," he says. "The gym is a nice size, with a good cross-section of newer machines, plus free weights. There’s also a salt-water pool, too. The residents lounge is a big, bright space that comes with a kitchen, fireplace and media area. Those two areas are great to have, as is the pool. They give you extra space to enjoy outside of your suite."

Because the building is a newer design, it’s also exceptionally user-friendly. The foyer is generous and bright, hallways leading to suites are extra-wide (and pressurized to keep cooking smells out of suites) and there are two elevators that provide service to suites on the second, third and fourth floors.

"I like the hallways for two reasons, they make for better traffic flow, and also make it easier to move in. If you have big pieces of furniture, there’s plenty of turning radius available to work them around to move them inside without jamming it on the opposite wall."

The suite features a very contemporary layout, says Meyers.

"You get a great room-style main living area that features a bright, livable floor plan. There’s a galley-style kitchen with raised (granite) eating bar (which seats three to four), spacious dining area and good-sized living room with a big window and patio door that leads to a patio that’s made into a nice, private space by blossoming trees in the spring and summer."

With superb flow from space to space, the main living area is a dual threat.

"It’s great for entertaining, or just hanging out and relaxing. There’s room for plenty of furniture in the living room, you can choose the size of table you want to go in the dining area to suit your needs, and the kitchen is a chef’s delight with all its counter and cabinet space, and new appliances," says Meyers. "There’s also in-suite laundry in a closet across from the kitchen."

The suite’s modern floor plan also shines in another key area. While older apartment-style designs feature wings which house the bathroom and bedrooms, this design features a split floor plan.

"Essentially, the two bedrooms are on opposite sides of the suite," says Meyers. "The master suite is set off to the left of the foyer, while the second bedroom is across the great room on the other side."

The complex’s location is also stellar.

"You’re close to stores, banking, restaurants, a movie theatre — and Polo Park and the airport are just down Route 90," Meyers says. "This is the lowest-priced two-bedroom suite in the complex. It’s in move-in condition, and offers exceptional value with its affordability, livability and first-rate amenities."
