About 26 years ago, a couple was looking to build a home on a secluded, treed riverside lot just outside the city in the RM of Cartier.

Cognizant of the fact the adjacent Assiniboine River could possibly flood at some point, they wanted to build a home that would be naturally flood-proof. They also wanted their dream home to be filled with character.

After much searching, they found a design that met both criteria.

"They actually got the drawings out of a magazine that featured a home that had been built in the Atlanta, Georgia, area," says Duncan McDougald, listing agent for the 3,240 square-foot, two-and-a-half storey home. "It’s a really cool design."

Built on 23 piles, the home features three distinct levels including an at-grade main floor with a family room, office, three piece bath and utility room, an elevated main level with living room, dining room, kitchen and primary bedroom and a third level that holds three bedrooms and a four-piece bath.

A pair of French doors to the right of the majestic foyer then lead into a spacious formal dining room, which sports a wide doorway on rear wall that takes you into a large eat-in kitchen with custom cabinetry, tiled countertops, tile floor and island with maple butcher block countertop.

"It’s just steps from the dining room, making it perfect for entertaining," he says. "There’s lots of space to create, and a patio door behind the eating area leads out to a new, elevated two-level deck and ground level paving stone patio with a fire pit. The deck is a perfect spot for early morning coffee."

The home’s main living area is then completed by the primary bedroom, which is tucked away in a recessed wing between the kitchen and living area that gives it a sensational sense of seclusion.

"Its highlight is a beautiful ensuite with a spacious walk-in closet, heated tile floor and a steam shower that adds a nice, luxurious touch. Parents will enjoy being in their own peaceful, well-appointed space set well away from the kids," McDougald says.
