Country charm inside city limits

Stylish bungalow condo features walk-out lower level

Photos by Todd Lewys / Winnipeg Free Press

This detached bungalow condominium offers four bedrooms and four bathrooms - plus a walk-out lower level.

The living room features a gas fireplace flanked by large windows on either side.

The rec room has a media area with gas fireplace, generous games area and a wet bar.

Rich finishes put you in a warm, inviting embrace the moment you step inside.

Location.

As much as it’s become a cliché with realtors over the years, the term isn’t overused in one very important sense: a home’s appeal (or lack of it) is most often a product of where it’s located.

That’s certainly the case with a 1,600 sq. ft. bungalow condominium found at 11-390 Oak Forest Cres. in the Oaks, says Natasha Kouk of Royal LePage Dynamic Real Estate.

“This really is a special property,” she says. “It is its location that makes it so fabulous.”

Situated toward the end of a quiet cul-de-sac, the striking unit sits in one of the best spots in the development, which holds just nine bungalow condos.

“There are a few things that are important to note about this unit. First, it’s a detached condominium, which gives it a wonderful, house-like feel. Second, it’s a bare land condo. And finally, it is only one of eight detached bungalow condominiums in west and southwest Winnipeg that comes with a walk-out lower level.”

As walk-out lower levels go, this one gets a 10 out of 10 rating, that stellar rating derived from where the condo is situated.

“A patio door leads out to a covered patio that looks out onto a beautiful creek that runs behind the unit,” notes Kouk. “When you step outside, the beauty and tranquility literally take your breath away. The condo was placed to take full advantage of all the beauty behind it.”

Turns out, the rest of the condo’s lower level isn’t bad, either.

For starters, a rear wall of windows not only allows lots of natural light to cascade inside, but also provides panoramic views of the creek and its gorgeous flora.

Then, there’s its space, layout and finishing quality.

“A nine-foot ceiling combines with the windows to give it a wonderful feeling of space,” she says. There’s a media area centered around a gas fireplace with stone surround, a wet bar, and a games area. There’s also two bedrooms and two bathrooms. It’s as nicely appointed as the upstairs.”

While the walk-out lower level is a hard act to follow, the condo’s inviting main floor — it comes with an 11-foot-high-ceiling that creates a real feeling of space — doesn’t disappoint.

Right from the get-go, you find yourself in a cozy embrace that emanates from a beautiful cross section of warm earth tones.

“Like downstairs, the main floor is finely appointed with beautiful walnut hardwoods, walnut stained maple cabinetry, beige/rust granite counter tops, wood-trimmed windows, and even solid walnut doors. Each of the four spaces is quite special.”

With a huge island that seats four, the kitchen, is a stylish, yet practical space that’s well-suited to entertaining.

The space to its immediate rear – a well-defined living room with tray ceiling and gas fireplace set between huge windows – is a relaxing respite to repair to with guests after dinner, while the adjacent formal dining room can seat eight to 12 guests with ease.

Then, there’s the space to the rear of the dashing dining room: a four-season sunroom.

“It’s a quiet, peaceful space that provides a wonderful view of the backyard and creek behind the home,” says Kouk. “It’s perfect for reading a book or enjoying a cup of coffee first thing on a warm summer morning.”

Finally, there’s the main floor’s piece de resistance, the privately positioned primary bedroom.

“Like the rest of the home, it possesses a very calm, relaxing feel. A large window on its rear wall looks out onto the gorgeous creek, while a white tray ceiling with contrasting brown ceiling fan adds style.”

An opulent ensuite then provides the perfect finishing touch.

“Once again, it’s finely appointed with a lovely linen brown tile floor, walk-in shower, soaker tub in a beautiful tile surround beneath a large window and a huge vanity that offers all kinds of storage space,” she says. “It’s a wonderful retreat.”

And so too is the condo itself.

“These units are rarely available,” Kouk says. “Its location and appointments are second to none, and it gives you the freedom, function and style of a detached home in a beautiful area that’s feels like it’s out in the country but is still within city limits.”
