For the most part, streets in St. Boniface are lined with character homes that date back as far as the early twentieth century.
However, if you take Tache Avenue east past Provencher Boulevard, the landscape starts to change as you reach Rue Aubert.
There, to the right, are a couple of modern-looking condominium projects.
Drive a little further down Rue Aubert and turn left onto Prom Des Intrepides, and the modern theme continues, this time with a neatly-positioned pocket of contemporary-looking homes.
As you survey the street, one immediately stands out: a bungalow with a striking stone interior and front-mounted chimney that rises proudly above its sharply peaked roof.
Welcome to 43 Prom Des Intrepides, says Geoff Davis of Royal LePage Dynamic Real Estate.
"This stately bungalow, which was custom built for the owners in 1999 by Maric Homes, possesses a strong curb appeal," he says. "The outside of the home was designed to mimic French architecture, and the inside also has some French style features."
Primary among those features are wide, arched doorways that surround the home’s enormous, tiled foyer.
"The home starts off with a big, beautiful foyer that provides plenty of room for people to enter the home when entertaining," says Davis. "A doorway to the left leads to the living room and another across from the front door takes you into a formal dining room."
Davis says the dining room was truly designed for entertaining.
"In the past, the owners had as many as 35 people over for formal dinner parties. It features a built-in buffet that offers plenty of cabinetry to store dinner plates and accessories, and lots of counter space that can be used as a serving area."
A four-foot-wide arched doorway on the dining room’s rear wall then leads into a huge, beautifully finished kitchen.
"It’s an exceptional space," he says. "It comes with a wealth of gorgeous cherry cabinetry, laminate and granite countertops, under cabinet lighting, a tile floor and a brick feature wall with built-in oven and microwave with an arched display nook above that mimics the doorways."
Then, there’s the breakfast room to the kitchen’s rear.
"Another arched brick feature wall gives it a warm, French country feel, and it has a large window that overlooks gardens in the backyard. The yard itself is huge and beautifully landscaped. It even comes with an apple tree in the corner," Davis says.
The living room is also a special space, he adds.
"Lots of natural light flows into it from the three large windows that surround it," says Davis of the generous 14.5-foot by 22-foot space. "A rustic brick fireplace on its rear wall ties in with the brick feature walls in the kitchen, while a huge built-in bookcase provides lots of storage space for books. It’s a very gracious, inviting room."
A third arched doorway — this one to the right of the magnificent foyer — then completes the main floor.
"There’s a short hallway inside that leads to a doorway that connects you with a tandem garage with space for two cars. Then, there’s the main hallway, which holds a storage room, four-piece bath and a spacious primary bedroom which offers an ensuite and tons of closet space."
There’s plenty more function to be found downstairs in the home’s expansive lower level, as well.
"It offers a large rec room, two bedrooms, a full bath and all kinds of storage space," he says. "The mechanical/storage room also has space for a workshop."
The home’s location is as exceptional as its overall design, adds Davis.
"You’re in a quiet area that’s close to Whittier Park, Fort Gibraltar and that’s just over a kilometer from The Forks. Not only that, but a host of amenities are close by. This home represents an opportunity to get a contemporary, quality-built Maric home for a reasonable price in one of the city’s nicest areas."
