With many home prices in Wolseley starting near $400,000, young professionals — singles or couples — are finding it difficult to get into a single-family home.
Eric Neumann of Realty Executives First Choice says rather than despairing, first-time buyers need to look at alternatives.
Like a near-new condominium situated at the junction of Maryland Street and Wolseley Avenue in the heart of Wolseley, for instance.
"I have a pristine top-floor end unit in a cool building that was built four years ago at Wolseley’s entry point," he says. "The location is unbeatable, and the suite is beautiful, and well-designed."
Neumann adds that the suite’s open-concept floor plan comes into play the moment you step into the 815 square-foot unit.
"The first thing you notice is that there’s just so much natural light," he says. "Huge south-facing windows not only let in tons of light but provide a wonderful view of the city and surrounding area. You can see Mulvey School’s soccer field across the way and look down on all the neighbourhood’s beautiful trees from up high."
While the unit isn’t huge, its logical layout makes it feel bigger than it is.
The living room — which is defined neatly by a three-piece picture window and another large, vertical window on its rear wall — is plenty big (and bright), deftly holding a sofa, two chairs and an ottoman.
Just steps away is a roomy island kitchen which is chock full of style and function, says Neumann.
"There’s a good-sized island with quartz countertop and a dream kitchen with espresso thermofoil cabinets, gorgeous three-tone tile backsplash, quartz countertops and stainless appliances. There’s also a pull-out pantry, and all the doors and cabinets are soft-close. The flooring — it runs throughout the whole suite — is a beautiful, upgraded dark-brown vinyl tile."
Add in a generous dining area that’s just steps from the kitchen, and you have an area that’s ideal for entertaining.
"The modern, open layout is great for hosting dinners with friends and families," he says. "You can seat four guests comfortably in the dining area, and another three at the island. The suite is not only beautiful, but very functional."
Its high level of function extends to its rear portion, which holds two bedrooms, a four-piece bath and a huge laundry/storage room.
"Both bedrooms are a good size, with the primary bedroom — which is nestled away at the back of the unit — offering a door that leads out to a cosy balcony that’s perfect for morning coffee," Neumann says. "The bathroom comes with a soaker tub/shower combo, espresso vanity, tile backsplash and glossy brown Euro cabinet on the wall that provides extra storage space."
Neumann notes that a doorway down the hall leads to an amazing amenity.
"It leads out to a huge feature, a shared rooftop patio that overlooks the neighbourhood and city, and that’s great for hosting family and friends," he says. "It’s a wonderful area that offers a barbecue, chaise lounges, plenty of tables and chairs and loads of room to spread out and relax."
Modern, livable and well-located, the well-kept unit offers young professionals a chance to get into much-sought-after Wolseley without breaking the bank, says Neumann.
"Essentially, it’s an affordable way to get into the area. It has everything you need, including a location that’s close to a host of amenities, that includes the Sherbrook strip, which is just half a block away. You get a great view, amazing suite, and the best parking stall in the neighhourhood. What more can you ask for?"
