This 1,066-square-foot home on the east side of the Pembina Highway has been meticulously maintained and is tucked away in a secluded spot, surrounded by mature forest and close to the Red River.

For reasons unknown, some neighbourhoods tend to fly under the radar of homebuyers.

One of those neighbourhoods is St. Norbert, says Glen MacAngus of Royal LePage Top Producers Real Estate.

"The area on the east side of Pembina Highway is amazing, yet not many people know it exists," he says. "There are some incredible homes there, and I just listed one — a meticulously maintained bi-level with walk-out basement on a riverfront lot surrounded by a host of mature trees."

Not only is the home in impeccable condition, but it’s also filled with key updates.

"The flooring has been done, the main bathroom has been updated, the windows have been updated and the shingles, furnace and hot water tank are all newer," MacAngus says. "You get over 2,000 sq. ft. of finished living area that includes three bedrooms, two full baths and a walk-out basement for under $400,000."

Take Avenue de l’Église east off Pembina Highway and you find yourself in another world.

Even though you’re minutes from civilization, you feel as if you’re in the country. That’s because Rue St. Pierre St. is tucked away in a secluded spot.

"The home is situated on a 55-foot by 450-foot lot that’s surrounded by mature forest with the Red River in behind. It’s a spectacular spot."

Turns out, the home is spectacular in its own quiet, rustic way.

Featuring amazing views, an eminently livable layout and quality finishes throughout, it exudes a warmth that envelops you the moment you set foot inside.

"I’d say the home was designed to take advantage of its gorgeous surroundings," he says. "The rear walls of both the living room and dining room are filled with windows that provide beautiful views no matter what the season, and the layout is really user-friendly. It’s a home you enjoy spending time in."

That layout features an L-shaped living room/dining room that opens on to a huge kitchen courtesy of a wide doorway off the dining room, which can seat six to 12 guests with ease.

Then, there’s the remodelled eat-in kitchen.

"It’s been updated beautifully with tons of light taupe cabinets, a tile backsplash, brown laminate countertops and a new floor. It comes with newer stainless appliances and features a beautiful view from a large window over the double sink on the side wall."

The home’s main level is finished off by a wing that contains the remodelled main bath next to the tranquil master suite.

A brief set of stairs then leads down to the lower level, which houses two bedrooms, an updated three-piece bath, laundry room and a huge rec room that prominently features two windows and a door on its rear wall.

"The rec room is a wonderful space that comes with a wet bar, fireplace, media area," he says. "The door on the rear wall takes you out into a dream three-season sunroom with two patio doors that lead out to a deck and park-like backyard with endless views of the river."

In short, MacAngus says, 116 Rue St Pierre St. is a hidden gem.

"It represents a fantastic opportunity — the value that this home offers is unbelievable. It isn’t often you can find an updated home on a riverfront lot in a gorgeous area just minutes from the city for under $400,000. It’s a real beauty inside and out."
