If you're a professional -- say, a doctor, lawyer or nurse -- efficiency is a prized commodity.
After all, when you're living an active, intense life, you don't want a lot of distractions. That includes a home where you can come and go as you please without having to do little or any upkeep, such as painting the fence, mowing the lawn or (ugh) cleaning out the eavestroughs.
In other words, many always-on-the-move professionals are more prone to look for a condominium than a house due to the turnkey lifestyle it offers. And, preferably, a unit in a location that's close to most areas of the city.
Turns out, we have a worthy candidate for you: unit 302 at 99 Wellington Crescent. At 1,095 sq. ft., the two-bedroom condominium has much to offer, starting with its central location, said RE/MAX Professionals' Laura Fouad.
"To put it simply, the location of this condominium is amazing on two levels," she said. "First, it's close to hospitals such as the Misericordia and Health Science Centre, as well as downtown -- you can be pretty much anywhere in 15 to 20 minutes or less. Second, there's bus service right out the front door, and you can walk to Little Italy (Corydon Avenue) for a gelato or down to the river taxi's main dock (at Hugo Street) to take one downtown."
If 302-99's location is attraction number one, then the building that houses the renovated unit is attraction 1A. Comprised of concrete and steel, it's rock-solid and quiet, a feature that comes in handy considering the building borders a relatively busy thoroughfare (Wellington Crescent). Underground parking is included in the condominium fees, as is valet parking, making for convenience with a regal touch.
Then there's the unit itself, which was extensively renovated by the outgoing vendors.
"They intended to live here long-term, so they had the unit re-done in every key area, especially the kitchen and bathroom," Fouad said. "But their circumstances changed and they've since bought a house. Whoever buys this unit will get a condominium that's in like-new, move-in condition."
Not only is the unit move-in ready, but it's also a very functional unit due to one of the key elements of the renovation: a wall dividing the kitchen from the living room/dining room area was removed, thus opening up the whole area into a contemporary, open-concept great room.
With the wall removed, light streaming from a series of large, rectangular windows on the (east-facing) rear wall flows unobstructed through the main living area, and movement from space to space is effortless.
The renovations not only added function, but also added a ton of style, she added.
"To start off with, the kitchen is simply incredible," Fouad said. "There's a black granite island with seating for three, as well as all kinds of pull-out drawers. The cabinets (like the drawers) are a beautiful French white design, and there's plenty of storage space. The black granite counter tops offer a rich contrast, too. And the whole main living area is on gorgeous Tiger Wood hardwoods, which I've never seen in a condominium."
Because the third-floor unit is nearly 1,100 sq. ft., there's ample room for a good-sized media area, plus a big dining area that was placed beside a door that leads to a 47-foot-wide balcony with corner river view.
"It's such a bright, functional and richly-finished area," Fouad said. "There's plenty of space for a large dining table if needed, and the bonus is that the balcony (at vendor's expense) is going to be re-done with a Plexiglass balcony. This is a very liveable unit that's also wonderful for entertaining."
Livability of the condominium is enhanced by a large bedroom off the living room that could also be used as a den, as well as by the double and triple closets that have been positioned adjacent to and along the private tigerwood-lined hallway that leads to the main bath and master suite.
"The bathroom was also totally renovated, and is simply gorgeous with its soaker tub, low step-over ceramic tile shower, (tan tile floor) and espresso vanity with raised vessel sink," she said. "It's a very elegant, functional space."
Next door is a voluminous master suite that measures in at an impressive 18.2 feet by 11 feet. A huge window permits the entry of all kinds of natural light, while the square footage allows for a reading area or desk to be placed by the window. A big walk-in closet with built-in storage (shelving) offers additional storage for the wardrobe.
Overall, 302-99 Wellington is a condominium that feels more like a home than an apartment. The bonus is that all that space comes with style in a wonderfully central location.
"This condominium has so much to offer -- space, beautiful finishes, and, of course, its location," Fouad said. "It's move-in ready, and possession can be quick. It's also the most affordable condominium on Wellington Crescent, so it offers incredible value in every way."
