About four years ago, the management team at Cobblestone Homes looked at the 55-plus market and made an interesting observation.
They determined not all empty nest couples wanted to buy a condominium after selling their home. Furthermore, many couples coming from rural towns either wanted to find an apartment outside the city in a quiet, countrified community, or wanted to move closer to the city.
With that knowledge at the top of their mind, they set about filling that niche. Fortunately, they’d purchased a good-sized parcel of land in La Salle between the town’s recreation centre and Kingswood Golf Course.
After taking their time to conceive a functional plan, they built one 23-unit, three-storey building consisting of spacious two-bedroom suites at 180 Forest Drive. The new 55-plus apartment complex was an immediate hit, says Tod Niblock, sales representative for Prairie Sky Apartments.
"I’d say about 35 per cent of the initial occupants in 2019 came from La Salle," he says. "Eventually, other couples started coming in from Winnipeg and other rural communities."
Now, two years later, Phase 2 of Prairie Sky Apartments is in motion. A second 23-suite building is nearing completion, with move-ins projected to start in mid-to-late October or early November.
Niblock says there’s a reason why the second phase is nearly fully leased.
"Right now, there are five suites left in Phase 2, with another five or so available in the original building. Demand has been high because so much thought has been put into the design of the buildings and suites."
In short, the design team at Cobblestone Homes went over and above in creating a top-end rental community for those over the age of 55.
Both buildings start off with a generous, tiled lobby that welcomes you inside with a welcome touch of luxury. The hallways that lead to the suites are nice and wide, with suites staggered on either side to ensure doorways don’t face each other, thereby limiting sound transfer.
Ranging in size from 1,023 sq. ft. to 1,120 sq. ft. in three different configurations, the suites feature bright, open-concept floor plans that come in three different colour palettes and flow beautifully between spaces.
Those ultra-navigable floor plans are complemented perfectly by high-end finishes, says Niblock.
"All suites come with high-end laminate plank flooring, island kitchens with quartz countertops, tile backsplashes, undermounted sinks, Kohler faucets, maple or white cabinetry, pantries and stainless appliances," he says. "Other features include Hunter Douglas window coverings, lots of big windows, huge storage rooms with full-size washers and dryers and large balconies."
He adds that plenty of amenities have been built into the design of each building.
"The first building has a huge, well-appointed common room with kitchen, dining area, media area and a large patio to enjoy outside. The second building will have a smaller common room as well as a fitness room. Both buildings come with heated underground parking and storage lockers."
Additionally, an extra section of land adjacent to the two buildings will be developed into a park where residents can go to enjoy the area’s quiet, countrified ambience.
Niblock says there’s another reason why Prairie Sky Apartments have resonated with downsizers from Winnipeg and rural communities.
"You stand to save over $300 a month over similar 55-plus rental communities in the city while getting spacious, luxurious suites and excellent amenities in a wonderful community that’s just a short, easy drive from the city," he says. "The quality, location and value you get here is unmatched."
