Luxurious townhome condo attractive and affordable

In a market beset by a lack of inventory and bidding wars, first-time home buyers have never found it so difficult to find a home to purchase.

Unable to compete in bidding wars that often go well above list price and unwilling to buy an unwieldy one level apartment-style condo, they find themselves at a loss as to what they need to do to find an affordable, livable home.

Jennifer Queen of RE/MAX Professionals says first-time buyers need to consider all options, including townhome-style units.

"A good example is a condo I just listed in a quiet complex on Hamilton Avenue in Crestview," she says of the 1,530-square-foot, two-storey unit, which was built in 1988. "While it’s a bit further out than some areas, it’s in a good location, in a wonderful neighbourhood — and it’s affordable."

Upon closer inspection, it also becomes evident that the well-kept condo offers loads of livability and a surprising array of luxurious touches.

"It really has a house-like feel to it," says Queen. "When you arrive home, you can park your car in your own single attached garage, and then walk into your own private, spacious foyer. Best of all, the unit’s floor plan is incredibly functional. No space is wasted on either level."

True enough.

Ascend a wide, semi-enclosed staircase to the main level, and you find yourself standing in a wide-open living room that’s bathed in natural light and surrounded by luxury.

"Recent renovations have really transformed the entire home," Queen says. "The living room offers beautiful luxury plank flooring, a cozy corner fireplace and an extra-wide patio door that provides access to the unit’s first balcony, which features views toward greenspace. Lots of natural light flows inside all the glass on the rear wall."

At the same time, there’s a formal dining area tucked a discreet distance away in its own well-defined yet accessible spot between the living room and kitchen.

Then there’s the kitchen itself, which has been completely remodelled.

"It comes with white shaker-style cabinetry, quartz countertops, a custom tile backsplash and stainless appliances. It even comes with an eating nook next to a large bay window on the rear wall," she says. "There’s also a convenient powder/laundry room on the main level, too."

A wide, recessed staircase with contemporary white handrails and new carpeting then leads up to the second floor, which also features an exceptionally efficient layout.

"The two bedrooms are separated perfectly by the main bath," Queen says. "The second bedroom, which comes with a massive window, is huge at 11.4 feet by 13.7 feet, while the primary bedroom is also an impressive size at 18.3 feet by 13.8 feet."

Turns out, the aforementioned main bath is one sweet space.

"It offers a deep, jetted soaker tub with a tile backdrop, separate walk-in shower with tile surround, heated tile floor and new vanity," she says. "The outgoing owner says it’s her favourite space in the home just ahead of the reading area next to the fireplace in the living room."

Last, but certainly but not least, there’s the privately-positioned primary bedroom.

"A door on its right-hand wall connects it directly to the beautiful bathroom, while a patio door on its rear wall has a patio door that takes you out to your own private balcony. There’s room for spacious closets plus tons of room for a large armoire. If needed, the bedroom could be divided to create a third bedroom."

Queen says the surprisingly luxurious townhome condo is a viable option for first-time buyers looking for a livable home that won’t make them house poor.

"It’s like living in a private, two-storey home with the convenience of a condo," she says. "Not only that, but you’re in a safe, quiet area that’s just steps from Sturgeon Creek with its walking paths and trails. You’re close to shopping and other amenities on Portage Avenue. You can’t beat the dollar value, or location."
