Much like a car, the fewer owners a home has had, the better condition it’s bound to be in.
And while many homes have had three owners (possibly more) in as little as 30 years, 194 Oxford St. has had only three owners in more than a century, says Chris Pennycook of Royal LePage Dynamic Real Estate.
"This home has been impeccably maintained over the years by its owners," he says of the 2,408 sq. ft., two-and-a-half storey home, which was built in 1914. "It’s straight, solid and in wonderful shape outside and inside."
In a nutshell, the home, which stands out due to its classic, four-sided mansard roof, offers the best of both worlds, adds Pennycook.
"It provides old world charm, yet is full of modern updates. It’s full of character, yet it also has the modern function that people want in a home."
The moment you step inside, that old world character is immediately on full display.
True to form, there’s the high baseboards, wood trim, ornate crown moulding, original French doors and crystal door knobs that take you back to a time when everything was painstakingly crafted by hand.
"I also just love the original oak hardwoods that run through the living room, sunroom and dining room," says Pennycook. "They’re in pristine condition and the grain is simply amazing."
The other amazing thing about the home is its main floor layout.
While flow is often an issue in century-old River Heights Classics, that isn’t the case here.
"The home actually flows really well from the kitchen into the dining room and into the living room/sunroom area through a wide doorway with French doors," he says. "It’s great for entertaining. The formal dining room is gorgeous and the living is incredible with its bay window, wood burning fireplace, original wood mantle and built-in bookcases with leaded door fronts."
Better yet, each space is a very good size (including the sunroom which is tucked away in a serene spot at the end of the living room), starting with the kitchen, the staging point for quiet family dinners or large family gatherings.
"Not only is the kitchen a good size, but it’s also bright and modern with tile flooring, white cabinetry, newer countertops, a tile backsplash and huge built-in wall pantry. There’s also a two-piece bath off it next to back door."
Turns out, the back door provides access to a backyard that’s to die for.
"It’s a pretty spot that features perennials, flower beds, an apple tree, tiered deck, screened gazebo, fire pit area, interlocking brick patio and decorative stone landscaping," he says. "It’s a gorgeous area that’s a pleasure to spend time in."
Back inside the main floor is complemented by three more levels of livable space.
The basement offers a rec room with media area, games area, wet bar and huge workshop/storage area, while the third floor is comprised of two bedrooms and a four-piece bath.
Finally, there’s the sensational second floor.
It holds a big secondary bedroom, laundry room, sweet den with wood burning fireplace, spacious main bath with classic clawfoot tub and a magnificent master suite.
"It really showcases the home’s wonderful combination of old world and modern charm," says Pennycook. "Original features like brass wall sconces and the beautiful oak hardwoods give it loads of character, while a huge window lets in tons of light. There’s also a garden door next to the bed that leads into a bright room that could be used as a sunroom, sitting room or office."
Pennycook adds there’s nothing to do but move in and enjoy this well-kept River Heights classic.
"The roof was recently redone, most of the windows were replaced in 2014 and the hot water tank was replaced in 2011. Not only that, but you’re also walking distance to restaurants and shops on Academy Road in one of the city’s most fabulous neighbourhoods," he says. "This home is a gem in every way."
