When looking for a move-up home, young families often find themselves in a catch-22 situation.
With a budget that tops out somewhere in the $375,000 range, they’re searching for an affordable home. However, because their family is growing, they need a home that possesses a high level of livability.
Unfortunately, affordability and livability rarely go hand in hand.
That is, unless you find a gem tucked away in an area of the city that tends to fly under the radar of home buyers, says Jennifer Queen of RE/MAX Professionals.
"I just listed a 1,525-sq.-ft., four-level split in Mission Gardens," she says. "Pride of ownership really shines throughout the home. It’s been well taken care of, has been beautifully updated, and offers four levels of function."
That pride of ownership is evident the moment you train your gaze on the home.
Fronted by a huge shade tree and vibrant garden, its cultured stone and vinyl siding exterior looks fresh and inviting. That warm, inviting feel extends into the home’s foyer and beyond, says Queen.
"The moment you enter the home, you’re greeted by a large living room that features warm, weathered wood-style panelling and a wood burning fireplace with stone surround that serves as its focal point," she says. "The panelling, fireplace, natural laminate plank flooring and caramel brown walls give it a nice, cosy feel."
A wide entrance on the living room’s rear far right-hand wall then leads directly into an unexpectedly spacious dining/kitchen area.
"The first thing you see is a spacious dining room. It opens perfectly onto the kitchen, and has a patio door behind it that lets in loads of natural light and leads out to a backyard deck," Queen says. "The updated peninsula kitchen is just steps away, offering lots of white cabinets, brown laminate countertops, a tile backsplash, white appliances, and plenty of room to move."
Thanks to the home’s practical four-level split design there are three more levels to visit, the first being the bedroom wing, which is set up a few steps from the main level.
"It holds three spacious bedrooms including a good-sized primary bedroom with a view of the beautiful backyard and a pocket door that provides access to the remodelled four-piece bath, which offers a soaker tub, vinyl tile floor and gorgeous espresso thermofoil vanity," she says. "The kids’ bedrooms are a nice size with double closets and large windows."
Queen adds the home’s other two levels will provide families with the ability to spread out.
"A set of seven steps takes you down to an amazing family room that’s surrounded by windows, and that comes with a media area, office area and remodelled three-piece bathroom with corner shower."
Then, there’s the fourth level, which sits four steps down from the fantastic family room.
"It features a great rec room with wet bar, plus a utility/storage area that gives you access to the home’s crawl space," she says. "The two lower levels, along with the living room, give families the ability to spread out, yet parents have line of sight on the kids from pretty much anywhere."
Families will love two more things about the home, says Queen.
"First, the backyard is an absolute oasis with its huge deck, patio and beautiful fire pit area. There’s also a 24-foot by 24-foot double detached garage with a carport, lots of storage space and room for two cars."
Finally, there’s the home’s family-friendly location.
"It’s on a quiet crescent that’s just steps from schools, transit, shopping and more," she says. "This is a home that doesn’t come along often — an affordable, updated, move-in ready home that has everything a young, growing family needs."
