Moving on up

Riverview bungalow a nice step up from starter home

Say you've got a young family of four and are looking to move from your starter home to something more substantial.

Located in the quiet enclave of Riverview, a 1,026-sq.-ft. bungalow that has four bedrooms and has been tastefully updated in key areas on its main level, might just be the ticket.

"The outgoing owners bought the home in 2010 and intended to stay here for at least five or six years," said RE/MAX Performance Realty's Steve Gallagher.

"With that in mind, they remodelled the kitchen, main bath and living room; they even had the oak hardwoods refinished. As fate would have it, they came across their dream home on the river in another part of the city. They didn't intend to move so soon, but, as the saying goes, life happens."

So, another family is going to benefit from all the hard work that's been put into 884 Fisher St. While the home is 60 years old, the main floor has been made contemporary.

"I know a lot of realtors use this term, but this home truly is in move-in condition," said Gallagher. "Pride of ownership really shows throughout the home. The renovations are really well-done, and it's neat as a pin in every room."

The first thing you notice is the like-new hardwoods, which look bright, but don't gleam too much. The front portion of the home features a good-sized family room defined by a bulkhead, and a dining area suitable for a table for four.

On the left, and there's a wing that contains three large bedrooms and the main bath. On the right, there's an eat-in kitchen that's contemporary.

"It's a gorgeous space and was completely transformed from the old oak kitchen. Now, you've got a heated (grey porcelain) tile floor, an abundance of natural maple (soft close) cabinets and drawers, grey quartz countertops and a beautiful tri-colour (beige/taupe/mocha) glass tile backsplash," he said. "And the newer stainless-steel Frigidaire appliances stay."

While having three large bedrooms on the main floor is a bonus, it's the main bathroom that steals the show.

"It's offers a nice touch of luxury with its heated (mocha) porcelain tile floor, a (light) taupe porcelain tile surround by the bathtub and a floating vanity with rectangular sink and cool fixture," said Gallagher.

"The master suite is a good size at 12.5 feet by 14 feet, while the bedrooms (12 feet by 10 feet and 11 feet by 10 feet respectively) provide room for kids to grow."

Not only have key renovations been performed to make the main bath and kitchen more serviceable, but most of the paint is new, with a colour palette of taupes, beiges and whites.

The main-level layout allows for good flow, while add-ons such as pot lights in the living room make for a bright interior when added to all the large windows.

"The layout and all the updates make the upper level very liveable," he added. "It's a good home for day-to-day family living and will also lend itself well to entertaining."

The lower level has 700 square feet of liveable space in the form of a rec room, fourth bedroom and play/computer area. There's also a three-piece bathroom and a huge mechanical/laundry/storage room.

"Granted, the home's lower level has older decor, but it's still functional," Gallagher said.

"There's a big space ideal for a media area and three large windows let quite a bit of natural light in. The bedroom is big and private with good closet space, and would be ideal for a teenager. The three-piece bath is a real bonus and a nice feature to have downstairs."

Several other features combine to make 884 Fisher St. user-friendly and efficient: R50 insulation in the attic, a detached 24-foot by 26-foot two-car garage with new electrical panel and a quiet location ideal for young children.

"It's also close to schools, parks, community clubs, grocery stores (Safeway) and to transportation downtown," he said. "Overall, it's a straight, solid home in a great location that's going to offer a young family a great place to put down roots and grow."
