Scotia Street classic a terrific opportunity for family or investors

Back in the early 1920s, it was the home on Scotia Street. For starters — unlike many homes of of its era — this floor plan is actually logical and well-supported.

Flow from space to space is excellent, while big, well-placed windows allow plenty of light to enter virtually every area of the home. There’s also more storage space than is the norm for a home its age.

Making the trip upstairs is a pleasurable experience thanks to the pristine, well-preserved oak staircase, and the large windows over both the second- and third-floor landings that allow dappled sunlight to enter in through the trees.

While all four rooms are larger than normal and come with huge windows and ample storage space, it’s the fourth bedroom, tucked away in the far left-hand corner, that’s special, said Zappia. "It not only contains all kinds of built-in storage, but it also has a door that leads to a sunroom. It isn’t even included in the home’s square footage and is my second-favourite room in the home."

Take another set of (enclosed) stairs upwards, and you arrive at the third floor, which offers plenty of function in the form of three large bedrooms and a four-piece bath with classic clawfoot tub. "The bedroom with the fireplace not only has a walk-in closet, but it also contains a sink," he added. "There’s also a wall to the left of the hallway with tons of built-in storage space. This home’s design was way ahead of its time. There’s even a rec room downstairs, along with tons of storage — plus, there’s a main floor laundry room (with window) off the kitchen."

While the home could use some updating in several areas, it’s still laden with potential, said Zappia. "It’s a solid home that offers tons of character, plus the summer house, garage and, of course, the river views. You could also build another house on the (50-foot-wide) lot beside the home, too. The home — and its location — is incredible. Hopefully, another family will see all it has to offer and make it their home."
