Options abound in steel-clad home

Castelane said the private (and quiet) tree-top second-floor balcony is casual living at its best.

At first glance, 884 Grosvenor Ave. is an intriguing sight.

And little wonder. With its low-maintenance corrugated-steel exterior, it stands out from all the stucco- or siding-covered homes around it.

Take a closer look inside, and it becomes that much more interesting, said Cole Castelane of Century 21 Bachman & Associates.

"It's a really cool property that gives you the best of both worlds in that it offers you several flexible housing options. This is a home that offers all kinds of function, style and utility, and is laid out in such a way that it could be used in several ways."

A 3,680-square-foot, 2-storey home built in 1908, 884 Grosvenor Ave. was converted into a condominium by renowned architect Ernie Walter several years ago.

Today, there are two distinct living spaces featuring a contemporary layout (bright and open) with modern finishes and amenities throughout.

"There are main-floor and second-floor suites," said Castelane. "That layout gives you several options. You could buy the second-floor unit and sell the bungalow below, or you could buy the home, live on the main floor and rent out the top two floors."

The options don't end there, he added.

"If you have elderly parents, they could move in and live downstairs -- it's something you see happening all the time in Vancouver. Or, you could use the main floor as a home office, or set it up the main floor to use for a business while you live upstairs. If you choose to rent either unit, you could generate some good extra income."

The best part is, 884 Grosvenor Ave. is eminently livable. Take the main part of the second-floor unit, for example. There's a mod island kitchen with eating nook in the centre, a media area off to its left and a dining area to its right.

A set of sliding patio doors lead to a cool -- and somewhat unexpected -- feature at its rear, said Castelane.

"The doors lead to a second-floor deck set up beautifully in the tree tops. It's a quiet, private area where you can just sit or relax or visit with company over a cold drink. It's casual living at its best and a feature that you don't find in too many condos."

Meanwhile, the upper level offers a master suite, den/bedroom and ensuite with soaker tub, not to mention treetop views.

The main-level unit is spacious, and comes with two bedrooms, island kitchen, living room and private deck.

Castelane said the location isn't bad, either.

"It's central and close to pretty much everything," he said, adding 884 Grosvenor Ave. comes with a double garage and additional parking. "You're also walking distance from Corydon Avenue, and mere minutes from Assiniboine Park and all kinds of other amenities. It's a contemporary home that offers all kinds of possibilities in a great location."
