Pride of ownership in Charleswood

Meticulous two-storey covers all the bases

This large two storey has a great floor plan, versatile lower level and backyard with deck, hot tub and pool.

Flexibility is the lower level’s calling card as it can be used as a home office, rec room or in-law suite.

The massive backyard is a genuine oasis with a big deck, hot tub and a solar-heated inground pool.

A dinette area for four with a huge bay window sits conveniently next to an updated kitchen.

Entertaining is a breeze in the home’s spacious and well-positioned dining room/living area.

As much as a cursory glance of a home tells you something about it, it doesn’t tell you everything.

A prime example of that is 42 West Park Drive.

While the 1,944 square-foot, two-storey home does look impressive from the street with its pristine brick exterior and clean lines, it’s far more than an immaculate, 37-year-old home, says Steve Mackenzie of Royal LePage Dynamic Real Estate.

“One look at it, and you can see pride of ownership right away,” he says. “But if you look at it a little harder, you can see that there really is something different about the home.”

Sure enough, the stately looking home does look different.

Look closely, and there is a door to the right of the huge picture window that occupies the right-hand side of the home.

“It’s a separate entrance that the outgoing owners added to the home in 2020,” explains Mackenzie. “It’s quite a beautiful space. A wall lined with large windows fully encloses a concrete staircase that provides direct access to the lower level.”

Once inside, you find an open, well-lit space that’s bordered to the left and right by a three-piece bath and a flex space.

“You can do a few different things with the area depending on your needs,” he says. “Right now, it’s outfitted to be a home office. However, with a few easy adjustments, it could easily be turned into a rec room or even as an in-law suite. If you choose to make it into a home office or in-law suite, you have total privacy due to the positioning of the entrance.”

Turns out, the versatile lower level is just the first element in the home’s fabulously flexible design.

While you can’t tell from the front, the home’s backyard is huge — and very well-appointed.

In fact, it’s an amazing backyard retreat, says Mackenzie.

“It truly is a backyard oasis. It starts off with a large, shaded deck that you can relax on while sipping a cool refreshment. There’s a hot tub next to it, plus there’s also a southwest facing inground pool with solar heating that’s surrounded by cedar decking and a metal fence. There’s also a pool shed, and the pool pump and jets, winter cover and solar blanket are all newer.”

Step back into the home via a sliding patio door on the home’s rear wall, and you find yourself standing in a cozy, sunken family room.

It then transitions seamlessly into a huge eat-in kitchen.

“There’s an eating nook next to a big bay window that looks out onto the back yard,” Mackenzie notes. “It comes with a gorgeous tile floor, lots of cabinets, spotless laminate countertops, a tile backsplash and high-end Maytag and Bosch appliances. And it’s in a perfect spot in between the family room and dining room. The hardwood floors are gorgeous, too.”

Right on cue, a recessed doorway placed between the fridge and range leads into a spacious dining room/living room.

“The living room is situated beneath a high, vaulted ceiling that gives it a nice, roomy feel,” he says. “The dining room can seat anywhere from six to maybe 14 guests. Right now, there’s a table for six but if you set it lengthwise, you can easily seat more than double that number. And flow from the dining/living room through into the kitchen/family room is excellent.”

He adds that the main floor houses one other key space.

“There’s also a great space next to the family room, a spacious laundry/powder room. Not many homes from the mid-eighties have main floor laundry rooms, but this one does. The powder room adds even more function to the space.”

Speaking of function, the home’s upper level has no fewer than four bedrooms — another desirable feature.

“Not only do you get four bedrooms, including a beautiful primary bedroom with an updated three-piece ensuite, but you also get a remodelled main bathroom with a soaker tub with tiled walls and a gorgeous cherrywood vanity with black quartz countertop,” Mackenzie says. “And both tile floors in the main bath and ensuite are heated.”

In short, the impeccably maintained home is a rare find.

“It’s on a quiet cul-de-sac in a great spot, has a versatile lower level, a backyard retreat and is in show home condition,” he says. “It has everything you could possibly want in a family home.”
